Hiyori Garden Tower is a 28-floor apartment tower at Lot 2-A2 Vo Van Kiet Street, on the Son Tra side of Da Nang. It was the first condominium in the city 100% invested by a Japanese company – Sun Frontier Fudousan, listed in Tokyo – and it was completed in 2019. Units are mostly one- and two-bedroom apartments of around 50–75 m², built and finished to Japanese standards. With the Dragon Bridge on one side and My Khe Beach on the other, it has become one of the most rented buildings in Da Nang among Korean, Japanese and Western tenants.

Location on Vo Van Kiet

Vo Van Kiet is the boulevard that runs from the airport side of the city, over the Dragon Bridge and straight to My Khe Beach. Hiyori sits on it a few hundred metres east of the bridge. The beach is roughly five minutes by car or 15 minutes on foot, Han Market is across the river, and the airport is about 15 minutes away. Plenty of restaurants, cafés and convenience stores line the streets around the tower.

Inside the building

The tower was designed with an open layout so that living rooms and bedrooms get daylight. Shared facilities are modest but well kept:

  • Swimming pool and gym
  • Garden and children’s area
  • A Japanese-style kindergarten
  • Shops on the lower floors
  • Basement parking and 24/7 security

Japanese management is one of the reasons tenants like the building – common areas are clean, and repairs are handled quickly.

Renting at Hiyori Garden Tower

Listings in 2026 show furnished two-bedroom apartments of 63–74 m² at roughly 18–28 million VND per month, depending on floor and view. Upper-floor corner units with views of the Dragon Bridge or the sea sit at the top of that range. Most landlords ask for a 6- or 12-month lease with one or two months’ deposit. Shorter stays are available but cost more per month.

Buying a resale unit

Hiyori sold out soon after launch, so units now come up only as resales. Prices on Vietnamese portals in 2026 have been around 80–90 million VND per m² for two-bedroom units. Foreign buyers can purchase within the 30% quota for the building; check with the management board how much of the quota is left before you negotiate.

Living in Da Nang

The Son Tra side of the river is where most expats in Da Nang end up: between the river and the beach, with international schools, gyms and Western food all within a short ride. Da Nang airport has direct flights to Seoul, Tokyo, Singapore and Bangkok, and Hoi An is around 40 minutes by car.

Pros and cons

  • Pros: Japanese construction and management, central location between river and beach, steady rental demand, long-term ownership
  • Cons: facilities are smaller than in newer resort-style towers, resale stock is limited, some lower floors have blocked views

Who it suits

Hiyori Garden Tower suits long-stay tenants who care about build quality and a quiet building, and investors looking for a proven rental asset rather than an off-plan bet.
