Built by Vinhomes (Vingroup) and handed over between 2016 and 2018, it is home to Landmark 81, a 14-hectare park along the Saigon River, an international hospital and a K–12 school. For many expats it is the default answer to the question “where should I live in Saigon if I want everything within walking distance?”

Location: between District 1 and Thu Thiem

The township sits on a bend of the Saigon River, roughly 3 km from Ben Thanh Market. In normal traffic you are in the old District 1 centre in 10–15 minutes by car, and Saigon Bridge puts Thao Dien and Thu Thiem on the other bank within easy reach. The Tan Cang metro station of Line No. 1 (Ben Thanh – Suoi Tien), which opened at the end of 2024, is a short walk from the northern gate, so residents can ride to Ben Thanh or out to the east without touching a car.

The trade-off is Nguyen Huu Canh Street itself: it carries heavy traffic at peak hours and the section near the township has a history of flooding during the heaviest rains. Most residents work around this by leaving a little earlier, or by using the metro.

Master plan and towers

Vinhomes Central Park is organised in clusters rather than as one block of towers, which is why it feels more like a neighbourhood than a condo complex:

  • The Park (Park 1–7): the earliest towers, closest to the river park and popular with families.
  • The Central (Central 1–3): mid-rise towers near the shopping street and Vinschool.
  • The Landmark (Landmark 1–6) and Landmark Plus: taller towers along the river, with the best views of District 1 and Thu Thiem.
  • Landmark 81: the 81-floor tower with Vincom Center, a hotel, serviced apartments and the observation deck.
  • Riverside villas: a small number of low-rise houses with private gardens along the water.

Because the towers were completed over several years, fit-out quality, view and noise level vary more than people expect. A Park tower unit facing the garden is a very different experience from a Landmark Plus unit facing Nguyen Huu Canh Street, even at similar sizes.

Amenities residents actually use

  • Central Park along the river – jogging loops, lawns, a lake, outdoor gym and dog-walking areas. It is busy every evening.
  • Vincom Center Landmark 81 – supermarket, cinema, ice rink, restaurants and banks under one roof.
  • Vinmec Central Park International Hospital inside the township.
  • Vinschool from kindergarten to high school.
  • Swimming pools, gyms and BBQ areas in each tower cluster, plus 24/7 security and card access.

In practice, many residents only leave the township for work. Daily shopping, school runs, the doctor and dinner can all be done on foot, which is the main reason rents here hold up better than the city average.

Apartment types and typical sizes

  • Studio and 1-bedroom: about 45–55 m², popular with single professionals and short-term tenants.
  • 2-bedroom: about 70–90 m², the most traded and most rented layout.
  • 3-bedroom: about 100–130 m², usually chosen by families with school-age children.
  • 4-bedroom, duplex and penthouse: from about 150 m² upwards, mostly in Landmark and Landmark 81.

Buying an apartment at Vinhomes Central Park

All primary inventory has long been sold, so every purchase today is on the secondary market. Prices depend heavily on tower, floor, view and furniture. As a rule of thumb, river-view units in the Landmark cluster command a clear premium over garden-view units in The Park, and Landmark 81 sits at the top of the range. Rather than quoting a single “price per m²”, we suggest comparing three or four live listings in the same tower and view direction.

Before you put down a deposit, check that the apartment already has its sổ hồng (pink book) or that the transfer can be completed under the existing sales contract, confirm the remaining management fee arrears, and ask the building management for the parking slot status. Foreign buyers should confirm that the tower still has room within its foreign ownership quota.

Renting at Vinhomes Central Park

This is one of the deepest rental markets in Ho Chi Minh City, so there is always choice. Fully furnished 1- and 2-bedroom units make up most of the supply, and leases of 6 or 12 months are standard with a two-month deposit. Rents move with season and condition: a freshly renovated river-view unit can rent noticeably faster and higher than an older unit with original furniture. If you are moving with children, ask for a unit in The Park or The Central so that Vinschool and the park are a few minutes away.

Who it suits – and who it may not

Vinhomes Central Park works best for people who value convenience: expat families, professionals working in District 1 or Binh Thanh, and investors looking for a liquid rental product. It is less suitable if you want a quiet, low-density environment or if you dislike crowds – weekends in the park and mall are lively. Buyers chasing strong capital growth from here may also prefer newer areas such as The Metropole Thu Thiem, while those who like the location but want a smaller community can look next door at Saigon Pearl and Sunwah Pearl.

Our viewing checklist

  • Visit at 5–6 pm on a weekday to see real traffic on Nguyen Huu Canh Street.
  • Check the view direction on the floor plan – river, park, city or another tower.
  • Ask how far the unit is from the lift lobby and rubbish room.
  • For rentals, list all furniture and appliances in the lease annex.
  • For purchases, ask for the original sales contract and the latest fee statement.
