Amenities
Vinhomes Green Paradise is Vingroup’s coastal mega-city in Can Gio, the only part of Ho Chi Minh City that faces the open sea. Covering about 2,870 hectares, much of it reclaimed land along the Can Gio coast, it is planned around a large saltwater lagoon, a VinWonders theme park, two 18-hole golf courses, international hotels, a convention and events centre and a long stretch of beachfront. Construction officially started in 2025, and it is now the most talked-about real estate project in southern Vietnam.

Can Gio: a place unlike the rest of the city
Can Gio is roughly 50 km south-east of the city centre and is best known for its mangrove forest, recognised by UNESCO as a biosphere reserve. Until recently, it was a quiet district of fishing villages, seafood restaurants and weekend day-trippers, reached by the Binh Khanh ferry across the Soai Rap estuary. The project sits on the coastal edge, facing the sea, while the protected mangrove belt remains between it and the rest of the city.
That combination – sea on one side, a huge green reserve on the other – is the core of the project’s appeal: it promises a beach lifestyle without leaving Ho Chi Minh City.
Getting there: today and tomorrow
Accessibility is the biggest question for any buyer, so it is worth being precise:
- Today: the main route is Rung Sac Road, crossing the river by the Binh Khanh ferry. Depending on traffic and the ferry, the trip from District 1 takes roughly 1.5–2 hours.
- Can Gio Bridge: a bridge to replace the Binh Khanh ferry is under construction and will make the drive faster and more predictable.
- Rail link: Vingroup has proposed a high-speed urban railway connecting the city centre with Can Gio. It is a proposal to follow closely, not something to price in as finished.
- By water: boat services from the city centre to Can Gio have operated in the past and could expand with the new township.
In short: if your plan depends on a fast daily commute to District 1, wait for the bridge and rail decisions; if you are buying a second home or a long-term asset, the current access is workable.
The master plan in more detail
The lagoon is the heart of the township, surrounded by beaches, promenades and the main residential zones. Around it, the plan groups:
- Leisure: VinWonders theme park, two 18-hole golf courses and water sports on the lagoon and the sea.
- Hospitality and events: international hotels and a convention and events centre intended to attract conferences and festivals.
- Residential: villas along the lagoon and golf course, townhouses and shophouses on commercial streets, and apartment towers with sea views.
- Everyday services: schools, healthcare and retail in the Vinhomes format.
A landmark tower is also planned as the project’s visual symbol. As with any project of this scale, the final design and timing may change between phases.
What you can buy
Early sales concentrated on low-rise products: lagoon- and sea-facing villas, townhouses and shophouses on the main boulevards. These are generally handed over with a finished exterior and a basic interior, so plan for fit-out costs. Apartment towers are released in later phases and offer a lower entry price into the township.
Because this is a resort-style city, the line between a home and a holiday-rental investment is thinner than in an inner-city project. Many buyers plan to use a property themselves part of the year and rent it to visitors the rest of the time. If that is your plan, check the rules on short-term rental and whether the developer offers a rental management programme.
Pros and risks
- Pros: the only sea-facing township inside Ho Chi Minh City; huge leisure and tourism component; strong brand; early-phase pricing and flexible payment schedules.
- Risks: long construction period; access depends on the new bridge and future rail; reclaimed coastal land requires robust engineering; tourism-led demand can be seasonal.
Practical checklist for buyers
- Confirm the phase, plot or tower and the committed handover date in the contract.
- Ask which amenities in your zone will be ready at handover, and which come later.
- Understand the payment schedule, bank support and the total cost including interest.
- Check the rules for reselling before handover and for short-term rental after it.
- Visit Can Gio yourself – drive the route, take the ferry and see the coastline before you decide.
If you like the Vinhomes township format but need to be closer to work, compare it with Vinhomes Grand Park in the east or Vinhomes Saigon Park in the north-west.
Living by the sea in Ho Chi Minh City
Life in Can Gio has always followed the tide and the seasons. The dry season, roughly December to April, brings clear skies and steady sea breezes; the rainy season brings afternoon storms and a greener landscape. Temperatures are similar to the city centre, but the wind off the sea makes evenings noticeably cooler. Seafood is the local speciality – the markets and restaurants around Can Thanh and the 30/4 beach area are a big part of why people visit.
For residents of the new township, that means a slower pace than in the city, with daily life built around the lagoon, the beach and outdoor activities. It also means planning: until the new infrastructure is complete, a trip into District 1 is a half-day affair rather than a quick errand.
Environment and the mangrove reserve
The Can Gio mangrove forest is one of the most important ecosystems in southern Vietnam and protects the city from storms and saltwater intrusion. The project sits outside the protected core, on the coastal edge, and its environmental approval process has been closely followed by the public and the media. Buyers who care about sustainability should ask how the township manages drainage, wastewater and coastal protection, and how it plans to limit its impact on the surrounding reserve.
Who is it for?
- Families looking for a second home by the sea within the city limits.
- Investors who believe in tourism and events as long-term drivers of demand.
- Business owners planning hospitality, food or retail on the commercial streets.
