Heritage West Lake is the first residential project CapitaLand Development has built in Hanoi, developed with local partner Hien Duc Group. It stands on Lot D7 of the 18.6-hectare auction land on Lac Long Quan Street, in Phu Thuong Ward on the western side of West Lake (the old Tay Ho District). The apartment tower has 25 floors and only 173 units – two to four bedrooms, duplexes and penthouses from about 94 to 330 m² – so it feels more like a private club than a typical Hanoi condo. It sits in a three-tower complex with SOHO @ Heritage West Lake and an office tower. Handover of the apartments started in September 2024.

Location on West Lake

Lac Long Quan runs along the western shore of West Lake, a quieter stretch than the café strip on Xuan Dieu but only a few minutes away from it. The developer puts the United Nations International School (UNIS), the diplomatic area and the expat streets of Quang An and Xuan Dieu within five to seven minutes by car, and Lotte Mall West Lake is close by. The Old Quarter and Noi Bai airport are both about 20 minutes away when traffic is kind.

What you get

The tower is designed around the lake view. Ceilings are over three metres, living rooms open onto a six-metre glass balcony, and most units have their own lift lobby. Kitchens and bathrooms come fitted with Gessi, Villeroy & Boch and Smeg. Facilities listed by the developer include:

  • Four-season infinity pool looking over West Lake
  • Maze garden and landscaped grounds inspired by West Lake legends
  • Seven-metre-high double-volume lobby
  • Car gallery with ten oversized bays and EV charging
  • More than 40 shared facilities in total

Prices and buying

The project launched in April 2022 at an average of around 123 million VND per m², which put it in Hanoi’s luxury bracket from day one. Most units were taken at the launch, so today you are buying on the resale market, where asking prices sit above the launch level. Foreigners can buy within the 30% quota on a 50-year term. Ask to see the pink book or the handover minutes before you pay a deposit.

Renting in Tay Ho

Tay Ho is the part of Hanoi most expats choose first: diplomats, NGO staff, international school teachers and regional managers. Large, well-finished three- and four-bedroom units with lake views are scarce, so good apartments here rarely sit empty for long. Rents depend heavily on floor, view and furniture – ask for recent signed leases rather than asking prices.

Pros and cons

  • Pros: direct West Lake views, small number of units, international developer and finish, close to UNIS and the Tay Ho expat area
  • Cons: premium price per m² compared with the rest of Tay Ho, few compact units for single tenants, traffic on Lac Long Quan at rush hour

Who it suits

Heritage West Lake suits families and senior expats who want a large lake-view home in Tay Ho, and buyers who prefer a brand-name developer and a building with few neighbours.
