The site is 15.6 hectares on the Co Co River, beside the Bay Mau coconut forest, with planning for around 1,200 residents and a total investment of close to 763 billion VND. Homes are three-storey villas and garden houses on plots of roughly 175 to 400 m², with design credited to architect Vo Trong Nghia. The villas are finished and many already run as holiday rentals.

Location

Cam Thanh is the green, watery side of Hoi An: rice fields, shrimp ponds and the Bay Mau coconut forest with its basket-boat tours. The Old Town is about 7–10 minutes by car or a comfortable bike ride, An Bang and Cua Dai beaches are around 15 minutes, and Da Nang airport is about 40 minutes north. The project sits on Vo Chi Cong road, which makes it easy to reach without going through the Old Town traffic.

What you get

Homes are built around water and greenery rather than a big clubhouse. The community has:

  • Riverside walkways along the Co Co River
  • Large green and water areas
  • Swimming pool and shared garden spaces
  • Guarded, low-density streets

Prices and buying

Resale listings in 2026 put a three-storey villa on about 175–178 m² of land at roughly 9–13 billion VND, and larger riverside or corner villas on 250–400 m² at 16–25 billion VND. Dat Phuong also sells Casamia Balanca, a newer 31-hectare project on Con Tien island nearby, so make sure you know which of the two a listing is for. Foreigners cannot buy landed houses with land-use rights in most cases, so this is mainly a market for Vietnamese buyers.

Rental outlook

Hoi An gets millions of visitors a year, and whole-villa rentals are popular with families and groups who want a pool and space outside the Old Town. Sellers often quote 60–80 million VND a month in gross holiday-rental income for a run villa; treat that as a best case and ask for the booking records. Long-term rentals to expat families are also common in this part of Hoi An.

Pros and cons

  • Pros: quiet green setting close to the Old Town, finished homes with red books, strong holiday-rental demand
  • Cons: high prices for Hoi An, rental income depends on good management, foreigners generally cannot buy

Who it suits

Casamia Hoi An suits Vietnamese buyers who want a finished villa near the Old Town to live in or run as a holiday rental, and expat families looking for a long-term house to rent.
