The 16.8-hectare site runs along 518 metres of beach and is operated as Meliá Ho Tram. It combines 82 private pool villas with a 14-floor condotel block of 156 apartments, from resort suites to one- and two-bedroom units of about 47 to 88 m². The first villas opened in late 2018 and the resort has been fully operating since 2019. Ho Tram now belongs to Ho Chi Minh City after the 2025 merger with Ba Ria–Vung Tau.

Location

Ho Tram is a quiet coastline east of Vung Tau with long, empty beaches and the Binh Chau–Phuoc Buu nature reserve behind it. The Grand Ho Tram casino resort and The Bluffs golf course are a short drive away, and Binh Chau hot springs are about 20 minutes north. Ho Chi Minh City is roughly two and a half hours by car; the Bien Hoa–Vung Tau expressway and Long Thanh airport will shorten trips further.

What you get

Owners share the facilities of the Meliá resort, including:

  • Beachfront swimming pools
  • Restaurants and beach bar
  • Spa and gym
  • Kids’ club
  • The Hamptons Pier walkway over the sea

Prices and buying

Batdongsan tracks condotel asking prices at roughly 55–80 million VND per m², down about a fifth over the past year. Three-bedroom beachfront villas have been listed around 38–39 billion VND. These are resort units on fixed-term land, often with a rental programme attached, so ask for the operator contract, the revenue split and the remaining land term before you buy.

Holiday use and rental

Demand comes mostly from Saigon families at weekends and on public holidays, plus some international guests at Meliá. Condotel income depends on the resort’s occupancy; villas can earn more per night but have higher running costs.

Pros and cons

  • Pros: quiet, uncrowded beach, international operator, low-density resort with large villas, close to golf and The Grand Ho Tram
  • Cons: fixed-term title, weekday demand is low, far from city services, prices have softened

Who it suits

The Hamptons Ho Tram suits Saigon buyers who want a hotel-managed beach villa or apartment for weekends, and are comfortable with a fixed-term resort title.
