The Metropole Thu Thiem is SonKim Land’s luxury riverside development in the Thu Thiem New Urban Area, now An Khanh Ward, Ho Chi Minh City. Covering about 7.6 hectares at the foot of Thu Thiem 2 Bridge, it looks straight across the Saigon River at the Ba Son area of District 1. Built in several phases – The Galleria, The Crest, The Opera Residence and later components – it has become one of the reference addresses for high-end apartments on the Thu Thiem side of the river.

Location: one bridge from District 1

The Metropole sits where Thu Thiem 2 Bridge lands on the eastern bank. Since the bridge opened in 2022, the drive to Ton Duc Thang Street and the Ba Son area of District 1 takes only a few minutes outside rush hour. The Thu Thiem Tunnel and Thu Thiem 1 Bridge give alternative routes, and the riverside park along the eastern bank is right at the doorstep.

Thu Thiem itself is still being built out. Around The Metropole, new office towers, residential projects and public spaces are taking shape on what was empty land a decade ago. The planned central square, riverside promenade and cultural landmarks are all within walking distance.

The phases

  • The Galleria Residence – low- and mid-rise residences with a boutique feel, connected to the retail spaces of the project.
  • The Crest Residence – high-rise towers with some of the most direct views across the river to District 1.
  • The Opera Residence – named after the planned opera house in Thu Thiem, positioned at the top end of the project, with large layouts and high-specification finishes.
  • Commercial components – retail podiums, offices and hospitality that will turn the project into a mixed-use district rather than a purely residential enclave.

Design and finishes

SonKim Land is known for working with international architects and designers, and the project reflects that: generous lobbies, landscaped podium gardens, carefully chosen materials and branded kitchen and bathroom fittings. Many units have floor-to-ceiling windows to make the most of the river view. Compared with older riverside projects on the other bank, layouts are more refined, with better storage and more practical kitchens.

Amenities

  • Swimming pools overlooking the Saigon River
  • Clubhouse, gym and spa
  • Landscaped podium gardens and children’s areas
  • Retail podium with cafés, restaurants and shops
  • Concierge-style management and 24/7 security

Apartment types

  • 1- and 2-bedroom apartments for professionals and couples
  • 3- and 4-bedroom units for families who want space and a river view
  • Duplexes, penthouses and sky villas at the top of the towers

View is everything here: a direct river view to District 1 can add a substantial premium over a city- or podium-facing unit of the same size in the same tower.

Buying at The Metropole Thu Thiem

The Metropole sits in the luxury segment, with prices per square metre well above the city average and close to the top of the Thu Thiem market. Buyers can choose between remaining developer inventory in later phases and resale units in handed-over towers. Resale gives you a finished unit you can inspect; buying from the developer may come with payment schedules and incentives.

Before committing, check the status of the ownership certificate for the specific tower, compare the management fee with similar projects, and confirm the foreign ownership quota if you are not a Vietnamese citizen. Ask too about future construction around your tower – in a district still being built, today’s open view may not stay open.

Renting at The Metropole

Tenants are mainly senior executives, diplomats and high-income families who want a new building with river views and a quick drive to District 1. Furnished 2- and 3-bedroom units are the most requested. Leases are typically 12 months with a two-month deposit, and well-presented river-view units rent quickly.

The Metropole vs. other Thu Thiem projects

The River Thu ThiemRefico, boutique luxury on the river, completed
New City Thu ThiemThuan Viet, mid-high segment on Mai Chi Tho Boulevard, handed over

The Metropole wins on direct river views and proximity to Thu Thiem 2 Bridge; The River offers a smaller, very exclusive community; New City is the more affordable way to live in Thu Thiem.

Living in Thu Thiem today

Thu Thiem is a district in transition. In the evening, the riverside park fills with families, joggers and photographers catching the District 1 skyline lighting up across the water. During the day, it is still a place of wide new boulevards, construction sites and empty plots waiting for their buildings. Residents of The Metropole get the best of the finished part: the park, the bridge and the river, with shops and restaurants opening steadily in the podiums around them.

For daily needs, many residents still cross to District 1 or head to Thao Dien and An Phu, both close by. As more projects in Thu Thiem complete, those trips will become less necessary.

Investment outlook

Thu Thiem was planned as the extension of the city’s central business district, and land prices here are among the highest in Vietnam. Projects with direct river frontage facing District 1, like The Metropole, are scarce by definition. That scarcity has supported resale values even when the wider market slowed. The main risk for buyers is paying a peak price for a unit whose view or surroundings change as neighbouring plots are developed.

Viewing checklist

  • Check what is planned on the plots in front of your unit.
  • Visit in the evening to see the view and noise from the bridge.
  • Ask for the handover standard list and inspect the fittings.
  • Compare management fees and parking charges with other Thu Thiem projects.
  • Confirm the status of the ownership certificate for your tower.
