The Minato Residence is one of the best-known apartment projects in Hai Phong, built by a Japanese team from start to finish. The developer, Minato Vietnam, represents Japan’s Daiwa House group; the contractor was Fujita Vietnam; and the building is run to Japanese management standards. On about 1.26 hectares in Waterfront City, beside the Lach Tray River, two 26-floor towers – North and South – hold 924 apartments of one to three bedrooms. The South tower was handed over in December 2021.

Location by the Lach Tray River

The project stands at the Cau Rao 2 roundabout, where several of the city’s main roads meet. It is a short drive to Vinmec International Hospital, Aeon Mall Hai Phong, the Vietnam Maritime University and international schools such as QSI and Gateway. Cat Bi International Airport is about 5.5 km away and the Hanoi – Hai Phong expressway around 7 km.

The location makes the project popular with Japanese and Korean professionals working at Hai Phong’s industrial zones and port.

Apartment layouts

  • 1-bedroom units of about 45–51 m²
  • 2-bedroom units of about 75–89 m²
  • 3-bedroom corner units of about 108 m²

Interiors follow a calm Japanese style with neutral colours. The towers are arranged to catch morning light and cross-ventilation, and the upper floors have open views over the river and the Waterfront City area.

Amenities and management

The ground and lower floors hold shophouses and parking, with apartments from the 5th floor up. Many residents choose The Minato for the management rather than the facilities list: cleaning, security and maintenance are run to Japanese standards, which shows in how the building ages.

  • Japanese-standard building management
  • Podium shops and services
  • Basement parking
  • Aeon Mall, Vinmec and international schools nearby

Buying at The Minato Residence

Buyers can find resale units in the completed South tower and, depending on timing, developer stock in the North tower, where the developer has run discount programmes. Resale units in the South tower come with a track record you can inspect: visit the building, talk to the management office and check the service charge history.

Foreigners can buy in commercial apartment buildings within the usual limits of the 2023 Housing Law: up to 30% of the units in one building and ownership of up to 50 years, renewable once. Check that the foreign quota in the specific tower still has room before you pay a deposit.

Renting at The Minato Residence

Rental demand comes mainly from Japanese and Korean engineers and managers, who value the management standard and the short trip to the industrial zones. Furnished 1- and 2-bedroom units are the easiest to let. Expect tenants to inspect the unit carefully; well-kept, fully furnished apartments let fastest.

Pros and cons

  • Pros: Japanese developer, contractor and management; established expat tenant base; central location near Aeon Mall and Vinmec
  • Cons: fewer resort-style facilities than newer projects; busy roundabout traffic; North tower timing depends on the developer’s schedule

Who it suits

The Minato Residence suits buyers who care about build quality and management, families who want to live close to international schools and hospitals, and investors targeting Japanese and Korean tenants.
