Location in South Can Tho
The site has four frontages – Vu Dinh Lieu Street and internal roads 3, 6 and 19 – and is around 100 m from Vo Nguyen Giap Boulevard, the main axis of the South Can Tho Urban Area. From here it is an easy drive to Ninh Kieu wharf, the city centre and the Can Tho Bridge towards Vinh Long and Ho Chi Minh City.
Cai Rang is where much of Can Tho’s new housing is being built, so the surrounding streets are still filling in with shops and services.

Buying at Cara River Park
Most primary stock has been sold, so buyers now look at a mix of the developer’s remaining units and resale apartments. In mid-2026 asking prices for 2-bedroom units were roughly VND 2.7–3.7 billion depending on size, and around VND 4.7–4.8 billion for 3-bedroom units – treat these as asking prices, not final deals. Ask whether the unit already has its own pink book and whether the 2% maintenance fund has been paid.
Foreigners can buy in commercial apartment buildings within the usual limits of the 2023 Housing Law: up to 30% of the units in one building and ownership of up to 50 years, renewable once. Check that the foreign quota in the specific tower still has room before you pay a deposit.
Renting at Cara River Park
Tenants are mainly local professionals, young families and staff working in the new administrative and commercial areas of South Can Tho. Furnished 1- and 2-bedroom units let most easily. The rental market in Can Tho is smaller than in Ho Chi Minh City, so budget for some vacancy between tenants.
Pros and cons
- Pros: completed and with pink books issued, four street frontages, modern building in a growing area
- Cons: small project with limited facilities, surrounding area still developing, smaller rental market than big cities
Who it suits
Cara River Park suits families and young professionals who want a modern apartment with clear paperwork in Can Tho, and buyers from Ho Chi Minh City looking for a second home in the Mekong Delta’s largest city.
