Sun Urban City

Sun Urban City is Sun Group’s new township in Phu Ly, the former capital of Ha Nam province, which became part of Ninh Binh in 2025. It is planned as a leisure-led town with a Sun World park, festival streets and sports parks. The apartment offer is unusual for a Sun Group project: low-rise blocks of nine floors. The first zone, Art Residence, has eight blocks with 2,208 apartments; the second, Park Residence, adds five blocks with 1,559 apartments facing the sports park and the water park.

Location and connections

Sun Urban City lies along the Nhue River in Phu Ly, next to National Road 1A and the Phap Van – Cau Gie – Ninh Binh expressway. That puts it roughly an hour from southern Hanoi by car, which is the main reason Hanoi buyers have taken an interest. Sun Group has also announced a much larger Sun Mega City project east of the expressway.

Units are small – studios, 1-bedroom-plus and 2-bedroom – with high ceilings in some layouts, Japandi-style interiors and a choice of basic or furnished handover.

Buying at Sun Urban City

Reported price lists for Park Residence ranged from about VND 1.5–1.95 billion for studios to VND 3.5–4.8 billion for 2-bedroom units, depending on view and furnishing. Prices for later releases may differ. Ask about the exact block, the handover standard and the payment and interest-support terms.

Foreigners can buy in commercial apartment buildings within the usual limits of the 2023 Housing Law: up to 30% of the units in one building and ownership of up to 50 years, renewable once. Check that the foreign quota in the specific tower still has room before you pay a deposit.

Renting at Sun Urban City

Phu Ly’s rental market is much smaller than Hanoi’s. Demand comes from staff at nearby industrial parks, local professionals and weekend visitors. Most buyers here are either end-users or long-term investors rather than people expecting high rental yields straight away.

• Cons: small local rental market, township still being built, many units released at the same time
