Location in central Bien Hoa
Tam Hiep is one of the established residential areas of Bien Hoa, close to the Tam Hiep crossroads, schools, markets and hospitals. National Road 1 and the Dong Nai Bridge connect the area with Thu Duc and central Ho Chi Minh City, and the industrial parks of Bien Hoa are within a short commute.
Big infrastructure projects – the Long Thanh airport, Ring Road 3 and the Bien Hoa – Vung Tau expressway – are the main reasons buyers are looking at Dong Nai again.
Apartment types
- 1-bedroom-plus units from about 43 m²
- 2-bedroom units for small families
- 3-bedroom units up to about 86 m²
Bcons projects are aimed at first-time buyers and young families, with practical layouts rather than luxury finishes.

- Shops in the podium
- Two levels of basement parking
Buying at Bcons Central Park
This is an off-plan purchase, so payments follow construction progress. Check that the project has been confirmed as eligible to sell future housing by the provincial Department of Construction, ask which bank guarantees the project, and compare the payment schedule with the construction timeline.
Foreigners can buy in commercial apartment buildings within the usual limits of the 2023 Housing Law: up to 30% of the units in one building and ownership of up to 50 years, renewable once. Check that the foreign quota in the specific tower still has room before you pay a deposit.
Renting at Bcons Central Park
Once completed, tenants are likely to be workers and managers from Bien Hoa’s industrial parks and families who work locally. Compact 1- and 2-bedroom units should be the easiest to let.
Pros and cons
- Pros: established neighbourhood, affordable price segment, developer with a track record of completing projects
- Cons: high number of units, handover not until 2028, fewer premium amenities than high-end projects
Who it suits
Bcons Central Park suits first-time buyers in Dong Nai, families working in Bien Hoa, and investors looking at the long-term effect of the Long Thanh airport and new ring roads.
Living in Bien Hoa
Bien Hoa, now part of Dong Nai’s wider urban area, is one of the main industrial cities of southern Vietnam, about 30 km from central Ho Chi Minh City. Residents enjoy lower housing costs than Ho Chi Minh City while staying within commuting distance.
Upcoming infrastructure – Long Thanh International Airport, Ring Road 3 and the Bien Hoa – Vung Tau expressway – is expected to make the area even better connected over the next few years.
