Libera Nha Trang

Libera Nha Trang is KDI Holdings’ seaside development at Bai Tien, on Pham Van Dong Boulevard in north Nha Trang. The whole site covers about 43.8 hectares with roughly 2 km of coastline. Alongside 168 shophouses and the Gran Meliá Nha Trang villas – both already handed over with titles – phase 1 includes about 2,376 sea-view apartments in The Paramount and The Sanhôme towers, sold furnished and developed with Masterise Homes. One point matters more than anything else here: the apartments are on commercial-service land with a 50-year term, not long-term residential land.

Bai Tien is at the northern end of Nha Trang Bay, framed by hills and facing the sea. The project lies directly on Pham Van Dong Boulevard, the coastal road leading into the city. The old centre on Tran Phu is around 10–15 minutes away, Ponagar Tower about 6 km, and Cam Ranh International Airport roughly 30 km south.

Tenure and legal points to check

Most apartments here sit on commercial-service land with a term of 50 years (until 2063), similar to many coastal resort apartments in Vietnam. That is different from long-term residential ownership. Before buying, ask for the land use certificate for the plot, the building permit, the developer’s guarantee bank, and a clear explanation of what happens at the end of the term.

If the purchase includes a guaranteed rental return, read who is responsible for paying it, for how long, and what happens if the operator changes.

Buying at Libera Nha Trang

Reported starting prices have been roughly VND 1.2–1.3 billion for studios, from about VND 2.3 billion for 1-bedroom units and VND 3–4 billion for 2-bedroom units, before VAT and with heavy launch discounts. These change with each sales phase, so treat them as a guide only.

Rules for foreign buyers of resort apartments depend on the land type and the project’s approvals; confirm in writing with the developer whether foreign ownership is permitted for the unit you are considering.

Renting and holiday use

Nha Trang attracts large numbers of domestic and international tourists, and Bai Tien is quieter than the Tran Phu strip. Returns from holiday letting depend on occupancy, the operator’s fee and how many weeks you use the unit yourself. Be cautious with projections that assume high occupancy all year round.

Libera Nha Trang suits buyers looking for a holiday home by the sea and investors comfortable with resort-property risk. If you want a long-term family home with permanent tenure, a residential project in central Nha Trang may fit better.
