Location

The block is part of a 5-hectare urban development in the former Tan Ha ward, now Minh Xuan Ward, with townhouses, villas, a commercial centre and a sports and community house. Main hospitals, schools, markets and roads such as Tan Ha and Le Duan are close by.

Price example

At about VND 18.7 million per m², a 51 m² apartment would cost roughly VND 950 million and a 71 m² apartment around VND 1.33 billion, before the maintenance fee.

Who can buy

This is a social housing (nhà ở xã hội) project. Units can only be bought by people who meet the government’s criteria – for example income limits and not already owning a home in the province – and buyers must apply through the developer with paperwork confirmed by the authorities. Foreigners are not eligible. Social housing generally cannot be resold on the open market within five years of full payment, so it is a home to live in rather than an investment.

After the provincial merger, many public servants moved from Ha Giang to the Tuyen Quang provincial centre, and demand for affordable housing here has risen sharply.

Pros and cons

  • Pros: first apartment-style social housing in the province, central location, construction well advanced
  • Cons: small number of units, eligibility rules, resale restrictions

Who Tuyen Quang social housing suits

Tuyen Quang social housing suits public servants, workers and young families in Tuyen Quang – including those who relocated from Ha Giang – who qualify for social housing.

Living in Tuyen Quang

Tuyen Quang city sits on the Lo River, about 130 km north-west of Hanoi. Daily life is calm and relatively inexpensive, with traditional markets, riverside walks and the Tan Trao historical site within an hour’s drive. The Tuyen Quang – Phu Tho expressway has made trips to Hanoi noticeably faster.

Since the 2025 merger with Ha Giang, the city has become the administrative centre of a much larger province, bringing more public-sector jobs and more demand for affordable housing close to the centre.
