Amenities
Vinhomes Bac Ninh was Vingroup’s first apartment project in Bac Ninh and is still one of the best-known addresses in the city centre. Built on about 2.5 hectares at the six-way junction on Tran Hung Dao Street, it has two towers – SA with 31 floors and SC with 27 floors – sitting on a podium that houses Vincom Plaza Bac Ninh. The 568 apartments, from one to three bedrooms, were handed over in August 2018.

Location in central Bac Ninh
The towers face Tran Hung Dao and Ly Thai To streets at the six-way junction, the busiest crossroads in the old city of Bac Ninh. Government offices, banks, Kinh Bac Cultural Centre and Nguyen Van Cu Park are all close by, and the old and new National Road 1A link the city to Hanoi in under an hour.
Bac Ninh’s industrial parks – Que Vo, Yen Phong, Tien Son and VSIP – are within a short drive, which is why many residents and tenants work for electronics manufacturers and their suppliers.
Towers and apartment types
- Tower SA – 31 floors on Ly Thai To St., about 12 units per floor, 46–98 m²
- Tower SC – 27 floors on Tran Hung Dao St., 8–14 units per floor, 48–98 m²
- Apartments start from floor 5A, above the Vincom podium
The low number of units per floor keeps corridors and lifts quieter than in many newer projects.
Amenities
- Vincom Plaza Bac Ninh in the podium
- Indoor pool on the podium roof
- Outdoor tennis court
- Kindergarten and children’s play areas
- Two-level basement parking
Buying at Vinhomes Bac Ninh
All units were sold years ago, so buyers deal with the resale market. As a completed building with pink books, paperwork is straightforward, but look closely at the condition of each unit and the service charge. Units facing the junction get the best views but also the most noise.
Foreigners can buy in commercial apartment buildings within the usual limits of the 2023 Housing Law: up to 30% of the units in one building and ownership of up to 50 years, renewable once. Check that the foreign quota in the specific tower still has room before you pay a deposit.
Renting at Vinhomes Bac Ninh
The project attracts Korean and Vietnamese managers working at the nearby industrial parks, along with local families. Furnished 2-bedroom units are the most in demand. Being above Vincom is a big plus for tenants without a car.
Pros and cons
- Pros: central location, mall in the podium, completed with pink books, low density per floor
- Cons: older than new projects, limited outdoor space, traffic noise near the junction
Who it suits
Vinhomes Bac Ninh suits buyers who want a ready-to-live apartment in the city centre, professionals working at the Bac Ninh industrial parks, and investors looking for steady demand from expatriate tenants.
