The development comprises three residential towers with 1,101 homes. It broke ground in July 2026, and SkyWorld opened its first overseas sales gallery in Ho Chi Minh City at the same time. With reference prices well below inner-city launches, it targets young families and first-time buyers in the city’s fast-growing northern belt.

Who is SkyWorld?

SkyWorld is a Kuala Lumpur-based developer known in Malaysia for mid-market and upper-mid-market apartments in the Klang Valley. SkySOLIS is the first international milestone of its “SkyWorld 2040” growth plan. Malaysian developers already have a strong reputation in southern Vietnam – Gamuda Land is the best-known example – and SkyWorld is betting that the same formula of careful design, standardised quality control and community management will work here.

Location: Lai Thieu and the northern belt

Lai Thieu is one of the oldest towns of former Binh Duong, famous for its fruit orchards and ceramic workshops. Today it is a dense, convenient residential area along National Highway 13, the main road linking central Ho Chi Minh City with the industrial parks and new urban areas to the north. Since the merger of Binh Duong into Ho Chi Minh City in 2025, the area is officially part of the city, and infrastructure investment along this corridor has accelerated.

  • National Highway 13 gives direct access to Binh Thanh and the city centre to the south, and to the VSIP industrial parks and Thu Dau Mot to the north.
  • Ring Road 3 passes through the northern belt, connecting to Thu Duc, Hoc Mon and Long An without entering the centre.
  • Large retail such as AEON Mall Binh Duong, plus hospitals, schools and markets, are within a short drive.

The Healthy Home concept

SkyWorld’s signature approach is what it calls “Healthy Home” design – planning layouts and buildings around natural ventilation, daylight, green spaces and wellness-oriented amenities. In a hot, humid climate this has practical benefits: better cross-ventilation reduces dependence on air-conditioning, and more daylight makes compact units feel larger.

Construction quality will be assessed under QLASSIC, the Quality Assessment System in Construction developed by Malaysia’s Construction Industry Development Board. It scores workmanship element by element – walls, floors, doors, fittings – and gives buyers an extra layer of assurance on finishing quality.

Smart community features

Residents will use the SkyWorld Connects app to manage visitors, book facilities and access community services from their phones. It is a small detail, but in a 1,101-unit community a good app makes daily life – deliveries, guests, pool bookings – much smoother.

Prices

SkyWorld had not published a full public price list in the media at the time of writing. Reference prices on listing portals in Q3 2026 indicated around VND 47 million per m², placing SkySOLIS among the more affordable new branded launches in the northern area and well below inner-city projects. Who is SkySOLIS for?

  • Young families and first-time buyers priced out of central districts
  • Managers and engineers working in the industrial parks of the northern belt
  • Investors looking for rental demand from the large workforce along National Highway 13
  • Buyers who value a foreign developer’s quality-control standards

Buyer checklist

  • Confirm the project’s legal eligibility to sell future homes and the bank guarantee.
  • Ask for the expected handover date and handover standard.
  • Compare unit orientation for ventilation and afternoon sun.
  • Check the management fee and parking ratio.
  • Drive National Highway 13 at peak hours to test the commute to your workplace.

Why the northern belt is attracting buyers

Apartment prices in central Ho Chi Minh City and Thu Duc have risen sharply, and new launches there increasingly start above VND 80–100 million per m². For many young families, that has pushed home ownership out of reach. The former Binh Duong area offers a different equation: branded projects by experienced developers at roughly half the price per square metre, within commuting distance of the city and close to the industrial parks where many residents work.

The merger of Binh Duong into Ho Chi Minh City in 2025 has also changed perceptions. Areas like Lai Thieu and Thuan Giao are now officially part of the city, and planning for transport – including metro lines along the Binh Duong corridor – is being coordinated at city level. That is why international developers such as SkyWorld and Gamuda Land have chosen this corridor for their latest launches.

Living in Lai Thieu

Lai Thieu has a character of its own. The old town centre has a busy market, temples and traditional ceramic workshops, while the surrounding streets are lined with fruit gardens that are popular weekend destinations. Daily services are well established: hospitals, schools, banks and supermarkets are all nearby, and the cost of living is noticeably lower than in central districts.

Off-plan considerations

SkySOLIS broke ground in mid-2026, so buyers are purchasing off-plan. Payments are typically spread over the construction period. Keep copies of all contracts and receipts, follow construction progress on site, and make sure your payment schedule is linked to clear construction milestones. If you plan to rent the unit out, consider the large pipeline of new supply in the northern belt and choose a unit with a good view, layout and orientation to stand out.
