Amenities
Norton Park is Gamuda Land’s new apartment project on Binh Duong Boulevard (National Highway 13), Thuan Giao Ward, in the northern part of Ho Chi Minh City (formerly Thuan An, Binh Duong). It covers 7.9 hectares within a larger 17.5-hectare master plan and will deliver six residential towers with 1,256 apartments and 30 commercial units. Its standout feature is space: building density is capped at 20%, leaving about 2.5–2.8 hectares of green landscape. Gamuda Land appointed its distribution partners in October 2026 ahead of the sales launch.

Gamuda Land’s track record
Gamuda Land is one of the most respected foreign developers in Vietnam. Its Celadon City township in Tan Phu has become a reference for large-scale green urban planning in the west of the city, and Eaton Park on Mai Chi Tho Boulevard sold out its three launches quickly and has topped out all six towers. Norton Park brings the same design philosophy – biophilic architecture, low density and generous amenities – to the northern growth corridor.
Location: the Binh Duong Boulevard corridor
Binh Duong Boulevard is the backbone of the northern belt, linking Ho Chi Minh City’s centre with Thu Dau Mot and the industrial parks. Norton Park’s position along it is unusually well connected:
- Opposite the planned C8 station of a future metro line along Binh Duong Boulevard
- Near the gate of VSIP I, one of the largest and most established industrial parks in the south
- Next to AEON Mall Binh Duong, the main shopping destination in the area
- Across from the 104-hectare Song Be golf course, which guarantees long green views
- Easy access to Ring Road 3 and routes towards Thu Duc and the city centre
Biophilic, low-density design
With density capped at 20%, Norton Park leaves most of its land open. Gamuda Land describes the design as fully biophilic: landscape, water and planting are woven through the site rather than added at the edges. According to the developer, around 95% of apartments have two-sided ventilation, which helps keep homes cooler and fresher without relying entirely on air-conditioning.
Amenities
More than 100 amenities are spread over several levels, from the ground-level park to podium and rooftop spaces. Highlights announced by the developer include:
- An integrated swimming pool with Jacuzzi
- Underwater yoga area
- Forest walking trail through the landscaped grounds
- Outdoor stand and sports spaces
- Children’s play areas, gardens and community spaces
Apartment types
Norton Park offers apartments in a range of sizes for singles, couples and families, plus 30 commercial units serving residents and the surrounding area. Ask the sales team for detailed floor plans – with six towers and a large park, the outlook from each unit varies a lot, from golf-course views to internal garden views.
Prices
Market reports in Q3 2026 cited a developer price list of around VND 66 million per m² (gross area), with listing-portal reference prices around VND 63 million per m². That positions Norton Park above many local projects but well below new launches in Thu Duc and the city centre. Treat these as indications and ask for the official price list and payment schedule at launch.
Who is it for?
- Managers and professionals working in VSIP and other northern industrial parks
- Young families who want space, greenery and amenities at a lower price than the inner city
- Investors who trust Gamuda Land’s delivery record and see long-term demand in the corridor
How it compares
| Norton Park | Gamuda Land, Thuan Giao, 7.9 ha, 6 towers, 20% density |
|---|---|
| SkySOLIS | SkyWorld, Lai Thieu, 3 towers, 1,101 units |
| La Pura | Phat Dat, Thuan An, 8 towers, nearly 5,000 apartments |
| Eaton Park | Gamuda Land, Mai Chi Tho, handover from Q3 2027 |
Buyer checklist
- Confirm the sales launch date and legal eligibility to sell future homes.
- Ask for the payment schedule and any bank support packages.
- Check which units face the golf course or internal park.
- Understand the handover standard and timeline.
- Remember that the metro line along Binh Duong Boulevard is planned, not yet built.
Living in Thuan Giao
Thuan Giao has grown from a quiet suburb into one of the busiest residential areas of the northern belt. Thousands of engineers, managers and office staff from VSIP and the surrounding industrial parks live here, supported by international and bilingual schools, private hospitals, supermarkets and a lively food scene. Many Korean, Japanese and Taiwanese companies operate nearby, giving the area a more international feel than many expect.
For Norton Park residents, the combination of AEON Mall on one side and the Song Be golf course on the other means both everyday convenience and a large green outlook – something rare along a major boulevard.
The northern belt after the 2025 merger
Since former Binh Duong became part of Ho Chi Minh City in 2025, planning along Binh Duong Boulevard has been coordinated with the city’s transport network. Metro routes along the corridor, Ring Road 3 and the Ho Chi Minh City – Thu Dau Mot – Chon Thanh expressway are all part of the plans. Some are under construction, some still at the planning stage, so buyers should treat them as long-term upside rather than near-term certainties.
Why low density matters
Density is easy to overlook in a brochure but noticeable every day. At 20%, Norton Park has much more open ground per resident than typical high-rise projects in the area, which often exceed 40–50%. That translates into wider gaps between towers, more privacy, better airflow and larger shared gardens. It also tends to support resale value, because buyers increasingly pay for space and greenery.
Off-plan considerations
Norton Park is an off-plan project. Check the payment schedule against construction milestones, keep records of every payment, and ask about the handover timeline and penalties for delay. Gamuda Land’s delivery on Eaton Park is a positive signal, but each project should be judged on its own contract.
