La Pura is a large high-rise project on National Highway 13 in the former Thuan An area (now Binh Hoa Ward, Ho Chi Minh City), developed by Realty Holdings, a wholly owned subsidiary of Phat Dat. Formerly known as Astral City, it covers 3.73 hectares with eight 40-storey towers and nearly 5,000 apartments plus a high-rise commercial centre. After a long pause, construction is moving again: the first tower, Zenia, topped out on 7 May 2026, and the developer reports that around 70% of the project has been sold.

A project with a history

La Pura has had an eventful journey, and buyers should know it. The project started as Astral City, with construction beginning in June 2020. Ownership of the developer changed hands – Danh Khoi Group acquired it from Phat Dat in 2022 – and work stopped for about two years because of capital and legal issues. Construction resumed in late 2023, and in April 2025 Phat Dat took the project back through its subsidiary Realty Holdings and relaunched it as La Pura.

Under the new structure, VPBank provides financing, Central is the main contractor and a Big Four firm advises on sales strategy and after-sales service. The topping out of the Zenia tower in May 2026 – roughly six years after the first works – is the most concrete sign that the project is back on track.

Location: National Highway 13 and the Thuan An corridor

The site sits on National Highway 13, the main road between central Ho Chi Minh City and the northern industrial belt. It is close to Lai Thieu and Thuan Giao, with AEON Mall Binh Duong, hospitals, schools and the VSIP industrial parks within a short drive. Neighbouring developments include Monrei Saigon, also linked to Phat Dat, which will add thousands more homes to the immediate area.

The “wellness city” concept

La Pura is positioned as a “healing” or wellness city – a large-scale residential community with green spaces, wellness-oriented amenities and a commercial centre within the project. With eight towers and nearly 5,000 apartments on 3.73 hectares, it is a high-density development, so the quality of shared spaces, management and lifts will be central to daily life. Ask the developer for the detailed amenity plan and which facilities open with each phase.

Sales progress

According to Phat Dat’s leadership, about 70% of the project had been sold by mid-2026. The developer also reported that the Zenia tower was 98% sold. Remaining inventory and resale units are available, and prices should be checked directly with the developer and its agents.

Who is La Pura for?

  • First-time buyers and young families looking for an affordable apartment close to the city
  • Workers and managers from the northern industrial parks
  • Investors comfortable with a high-density project and a longer completion timeline

Risks to weigh

  • Completion timeline: the first tower has topped out, but completing and handing over all eight towers will take time. No firm handover date was given at the time of writing.
  • Project history: changes of owner and a construction pause mean you should check the legal file and your contract terms carefully.
  • Density: nearly 5,000 homes on 3.73 ha is dense; consider lift capacity, parking and amenity crowding.
  • Competition: large new supply in the corridor (SkySOLIS, Norton Park, Monrei Saigon) will compete for buyers and tenants.

Buyer checklist

  • Confirm which entity your contract is with (Realty Holdings) and how earlier contracts were transferred.
  • Ask for the legal eligibility to sell and any bank guarantee for your tower.
  • Get a written handover timeline for your specific tower.
  • Check the payment schedule and penalties for delay.
  • Visit the site and see construction progress for yourself.

If you prefer a lower-density project in the same corridor, compare it with Norton Park by Gamuda Land or SkySOLIS by SkyWorld.

Living along National Highway 13

The Binh Hoa and Lai Thieu stretch of National Highway 13 is one of the most built-up parts of the former Thuan An. It has everything a household needs close by – markets, supermarkets, schools, clinics and banks – and a large working population employed in the nearby industrial parks and businesses. Traffic on the highway is heavy at peak times, especially towards Binh Thanh in the morning and back out in the evening, so residents who commute to the city centre often travel early or use alternative routes.

In return, living costs are lower than in central districts, and the area offers easy access to both the city and the northern industrial belt. For many buyers, that balance is exactly why they look at projects like La Pura.

How to approach a high-density project

High-density projects can work very well if they are managed well. When you visit, look at the number of lifts per tower, the size of lobbies and the planned parking ratio. Ask how amenities will be shared across eight towers and whether access is managed by tower or open to all residents. A strong management company and clear house rules make a big difference to daily life when thousands of households share the same site.

What the relaunch means for buyers

The return of Phat Dat as owner, the involvement of VPBank as financing partner and the topping out of the first tower have improved confidence in La Pura. Still, the project’s history means due diligence matters more than usual. If you bought under the old Astral City structure, ask the developer how your contract has been handled; if you are buying now, make sure your contract clearly states the tower, handover date, specification and the developer’s obligations if the timeline slips.

We will update this page as the next towers top out and a handover schedule is announced.
