Amenities
Sun Thu Thiem is the name agents now use for a planned Sun Group mixed-use development on the former Zone 2C, right in the core of Thu Thiem New Urban Area, An Khanh Ward, Ho Chi Minh City. The site faces District 1 across the Saigon River and sits next to the city’s new Central Square and Administrative Center, which a Sun Group company broke ground on in April 2026. That location is why buyers are asking about it. The honest answer for now: the project is still at the planning stage, and no official apartment sales have opened.

What “Sun Thu Thiem” actually refers to
There are three separate things that often get mixed together in online listings, and it helps to keep them apart:
- Zone 2C – a land plot of roughly 31–34 hectares in the Thu Thiem core. It was originally zoned for a sports and entertainment complex, and in 2016 Vingroup was selected to build that complex. The zoning has since been revised towards mixed use.
- The Central Square and Administrative Center – a public project in An Khanh Ward that a Sun Group company is building under a BT (build–transfer) contract, worth close to VND 30 trillion. Construction started on 29 April 2026.
- “Sun Thu Thiem apartments” – what agents are marketing: a luxury residential and commercial complex on Zone 2C, often described with a landmark tower of around 69 floors and about 3,000 homes. These details have not been confirmed in an official sales document.
Under a BT contract the investor is usually paid with land, and the payment plots for the Administrative Center are reported to be in Subdivision 1, An Khanh Ward. That is the link the market is drawing between the public project and a future Sun Group residential launch.

Location: the middle of Thu Thiem
Zone 2C sits between the Saigon River and the central lake of Thu Thiem, close to Mai Chi Tho Avenue and the Thu Thiem Tunnel. District 1 is across the water, and the Ba Son Bridge and the planned Thu Thiem 3 Bridge make it a short drive. Metro Line 2 (Ben Thanh – Thu Thiem) started construction in 2026, with completion targeted around 2030.
Neighbours include The Metropole Thu Thiem, Empire City and The River Thu Thiem – three projects that already have residents, which tells you roughly what the price band for new Thu Thiem riverside stock looks like.
What has been reported about the plan
Based on planning summaries and agent briefings published in 2026, the plan for Zone 2C includes:
- Total floor area of about 1.3 million m² on roughly 33.7 hectares
- A landmark high-rise of around 69 floors (about 270 m), still unconfirmed
- Luxury apartments, penthouses and sky villas, plus Grade A offices and a hotel
- Retail podiums and riverside parks linked to the canal network inside Thu Thiem
Treat these numbers as indicative. Until the 1/500 plan is formally approved and the developer publishes a sales document, layouts, unit counts and prices can still change.
What buyers should know right now
- No official price list. Figures you see online (some quoting VND 400 million/m² or more) are agent estimates, not developer prices.
- No sales permit yet. Under Vietnam’s 2023 Law on Real Estate Business, off-plan homes can only be sold once the project meets legal conditions and the bank guarantee is in place. Be careful with “priority booking” deposits.
- Foreign ownership follows the usual rules – up to 30% of units in a building, with a 50-year renewable term – but only once the project is legally approved for sale.
- Timeline risk is real. Thu Thiem has a long history of delays, though the pace has clearly picked up since 2025.
Pros and cons
Pros: one of the last large riverside plots in the Thu Thiem core; next to the new Administrative Center and Central Square; strong developer track record in hospitality and large-scale projects; Metro Line 2 and new bridges coming.
Cons: no confirmed product details or prices; launch and handover dates unknown; likely to be priced at the very top of the HCMC market; rental income only years away.
Alternatives you can buy or rent today
If you need a home in Thu Thiem now rather than in several years, the completed projects nearby are the practical choice: The Metropole Thu Thiem, The River Thu Thiem and Empire City. You can browse current apartments for sale in Thu Thiem – An Khanh or apartments for rent in Thu Thiem. For another Sun Group riverside plan in HCMC, see Sun Thanh Da.
Timeline: a realistic view
What is confirmed: the Administrative Center and Central Square broke ground on 29 April 2026. What is pending: the 1/500 detailed plan for Zone 2C, land handover under the BT arrangement, and the sales permit. A public launch could follow once those steps are done, but no date has been announced. We will update this page when the developer publishes official information.
Frequently asked questions
What is Sun Thu Thiem?
Sun Thu Thiem is the market name for a Sun Group-linked mixed-use plan on the former Zone 2C in the core of Thu Thiem New Urban Area, An Khanh Ward, Ho Chi Minh City. Apartment details, prices and a sales launch have not been officially published.
Can I buy an apartment at Sun Thu Thiem now?
Not through any official channel yet. No sales permit, price list or deposit programme has been announced by the developer, so any “booking” offered today is an informal reservation and carries risk.
How big is Sun Thu Thiem?
Market reports put the site at roughly 33.7 hectares with about 1.3 million m² of floor area. These figures come from agent and planning summaries, not from a published sales document.
Is Sun Thu Thiem the same as the new Administrative Center in Thu Thiem?
No. The Central Square and Administrative Center is a separate public project that a Sun Group company is building under a BT contract. It sits next to Zone 2C and is the main reason the area is getting attention.
Can foreigners buy at Sun Thu Thiem?
Foreigners can generally buy apartments in approved commercial projects in Vietnam, within the 30% per-building cap. Whether this applies here depends on the final legal status of the project, which is not yet public.
What can I buy or rent in Thu Thiem today?
Completed projects such as The Metropole Thu Thiem, The River Thu Thiem and Empire City already have apartments for sale and for rent with clear title paths.
