Sun Ponte Residence is Sun Property’s riverside complex on Tran Hung Dao Street, on the east bank of the Han River in central Da Nang, right next to the Dragon Bridge. The site is about 1.6 hectares. The high-rise part, The Ponte, is a pair of 26-floor towers with close to 500 apartments, from compact studios to large family units, and the low-rise part adds 41 townhouses and a small group of villas. Handover of The Ponte started in March 2026. If you want to watch the Da Nang International Fireworks Festival from your own balcony, this is about as close as it gets.

Location on the Han River

The project sits on one of the last riverfront plots in the centre, between the Dragon Bridge and the Tran Thi Ly Bridge, which are about 1.5 km apart. Vo Van Kiet Street, the main road from the river to My Khe Beach, runs right past it, so the beach is roughly five minutes by car. Han Market and the Hai Chau side of the river are a short walk over the bridge, and Da Nang International Airport is around 10–15 minutes away.

What is on the site

Sun Property built the complex as a mixed scheme rather than a standalone tower. According to the developer and listing portals, the shared facilities include:

  • An infinity pool and jacuzzi
  • A gym, spa and sauna
  • A children’s play area and outdoor sports corner
  • Retail units on the podium
  • 24/7 security and basement parking

Apartment types run from studios of around 26–30 m², popular with investors who rent by the night or month, to two- and three-bedroom units of 70–90 m² and a small number of larger multi-purpose layouts.

Buying at Sun Ponte Residence

Foreigners can buy apartments in Vietnam under the Housing Law, within a cap of 30% of the units in a building, with a 50-year term that can be extended. Before you pay a deposit, ask which tower and floor the unit is in, whether the foreign quota is still open, and what kind of certificate the project has. Resale prices on Vietnamese portals in 2026 have ranged widely by view and size – a river-facing unit costs noticeably more than one facing the city.

Renting and holiday use

Demand for rentals is driven by tourism. Da Nang gets several million visitors a year, and the fireworks festival in early summer pushes short-stay rates up sharply. For long stays, two-bedroom units in the newer Sun towers along the river have been advertised at roughly 25–45 million VND a month, furnished. Check the building rules on short-term rentals before buying for Airbnb-style use – management boards in Vietnam can restrict them.

Living in Da Nang

Da Nang is the easiest city in Vietnam to live in as a newcomer: clean beaches, wide roads, a compact centre and an international airport with direct flights to Korea, Japan, Singapore and Thailand. Hoi An is about 40 minutes south and the Ba Na Hills an hour west. Many expats live along the Son Tra side between the river and the beach, which is exactly where Sun Ponte sits.

Pros and cons

  • Pros: front-row river and Dragon Bridge views, central location, new building with resort-style facilities, strong brand
  • Cons: higher price per m² than older Da Nang towers, busy traffic and crowds during the fireworks festival, compact studios can feel small for long stays

Who it suits

Sun Ponte Residence suits buyers who want a city-centre home with a view and an income stream from holiday rentals, and tenants who prefer to live by the river rather than right on the beach.
