Back Beach (Bai Sau) in Vung Tau
Updated

Blanca City is Sun Group’s first township in the Ho Chi Minh City area, a 96.6-hectare beachfront “white city” on 3/2 Street facing Vung Tau’s Back Beach (Bai Sau). The site was in Wards 10 and 11 of Vung Tau and is now mostly in Rach Dua Ward. With total investment of about 37,000 billion VND, the plan combines a 15-hectare Sun World water park, a 5-hectare seafront shopping centre, about 939 low-rise homes and two families of apartment towers: the freehold Beacon towers and the leasehold, beachfront Blanca towers. The Blanca sub-zone was launched in June 2025.

Who is behind Blanca City

Sun Group is the developer and operator of Sun World theme parks, Ba Na Hills and a string of resort townships in Phu Quoc, Ha Long and Da Nang. Blanca City is its first township in the Ho Chi Minh City region, and its water park is already open.

Location: Vung Tau’s Back Beach

Blanca City runs along 3/2 Street, the main road behind Vung Tau’s Back Beach, the city’s longest stretch of sand. The development includes nearly a kilometre of private beach with a beach club, and many apartments look out over the sea on one side and the water park on the other.

Vung Tau is roughly two hours from central Ho Chi Minh City by road today; the Bien Hoa – Vung Tau expressway is expected to shorten the trip and increase weekend visitor numbers.

Master plan and amenities

Blanca City is designed as an “all-in-one” resort town with leisure, shopping and homes in one place:

  • Sun World Vung Tau water park (15 ha, around 20 rides)
  • Private beach of nearly 1 km and beach club
  • Seafront shopping centre (about 5 ha)
  • Pools, gyms and residents’ facilities in each tower
  • Villas, townhouses and shophouses
  • Planned entertainment shows by Sun Group

Apartment types

Beacon offers freehold one- to two-bedroom apartments for everyday living, including compact 1BR+ units of about 56 m². The Blanca towers are resort apartments on the beachfront, run by an international operator and sold with limited-term ownership. Small units of 36–38 m² and two-bedroom-plus units of around 82 m² both appear in listings.

Prices and buying

Listings in 2026 ranged from about 2–2.2 billion VND for 36–38 m² units to around 6 billion VND for a 56 m² Beacon 1BR+ on a high floor and about 7.7 billion VND for an 82 m² two-bedroom unit in the E5 block facing the sea and Sun World. Villas and townhouses were listed from roughly 22 to over 50 billion VND.

Sun Group has offered staged payments with 70% due at handover and early-payment discounts. Be clear whether you are buying a freehold Beacon apartment or a leasehold Blanca resort unit, as resale and financing differ.

The project has its 1/500 detailed plan, land allocation and construction permits. Low-rise homes and Beacon apartments carry long-term ownership, while Blanca resort apartments have limited-term ownership. Foreign buyers should confirm eligibility for each product type with the developer.

Renting at Blanca City

Short-stay rentals to weekend visitors from Ho Chi Minh City are the main income model for the Blanca resort towers, while Beacon apartments can be rented long-term or used as a second home. Expect seasonal swings in occupancy.
