Vinhomes Grand Park is a mega-township of about 271 hectares on Nguyen Xien Street, Long Binh Ward, in the east of Ho Chi Minh City (formerly District 9, later Thu Duc City). Developed by Vinhomes (Vingroup), it is built around a 36-hectare central park and divided into several sub-projects – from The Rainbow and The Origami to The Beverly, Glory Heights and Masterise’s Masteri Centre Point and Lumiere Boulevard. It is one of the most affordable ways to live in a fully planned Vinhomes community in Ho Chi Minh City.

Location and connections

The township lies on a river bend in the far east of the city, next to the Saigon Hi-Tech Park and close to Vietnam National University’s Thu Duc campus. That makes it a natural choice for engineers, lecturers and staff of the companies in the hi-tech park. The trade-off is distance to the old centre: Ben Thanh Market is roughly 20 km away, so expect 40–60 minutes by car at busy times.

Connections are improving. Metro Line No. 1 ends at Suoi Tien, a short ride from the township, and electric VinBus routes link the area to the metro and to District 1. Ring Road 3 and the Ho Chi Minh City – Long Thanh – Dau Giay Expressway nearby make trips to Dong Nai and the future Long Thanh International Airport much quicker than from the city centre.

The sub-projects at a glance

  • The Rainbow – the first and largest apartment zone, with mainly compact studio to 3-bedroom units; now a busy, lived-in community.
  • The Origami – Japanese-inspired towers with landscaped gardens and a calmer feel.
  • The Manhattan and Manhattan Glory – low-rise townhouses, shophouses and villas.
  • The Beverly and The Beverly Solari – newer high-rise zones with more resort-style amenities.
  • Glory Heights – towers right next to Vincom Mega Mall Grand Park.
  • Masteri Centre Point and Lumiere Boulevard – developed with Masterise Homes, with a more premium finish.

Each zone has its own price level and atmosphere, so “Vinhomes Grand Park” is less a single project than a small city with several neighbourhoods.

Amenities

  • 36-ha central park with lakes, sports courts, BBQ areas and Anh Sang Park, known for its evening light displays
  • Vincom Mega Mall Grand Park – supermarket, cinema, food court and international brands
  • Vinschool campuses from kindergarten upwards
  • Vinmec healthcare
  • Internal VinBus electric shuttle and links to the metro
  • Swimming pools, gyms and playgrounds in each zone

Apartment types and who buys them

Most apartments are compact and practical: studios from about 30 m², 1-bedroom-plus units around 45–50 m², 2-bedroom units around 60–70 m² and 3-bedroom units around 80–100 m². Buyers are mainly young families moving up from rented flats, investors looking for rental income from hi-tech park staff and students, and owners who want a planned environment at a price well below central districts.

Buying at Vinhomes Grand Park

You can buy either directly from the developer in the newer zones or from owners on the secondary market in completed zones. Primary sales come with payment schedules, bank support and occasional interest-free periods; secondary purchases give you a finished, inspectable unit and immediate rental income. Prices differ markedly between zones: older Rainbow towers are the most affordable, while Masteri Centre Point, Lumiere Boulevard and the Beverly zones sit at the top of the range.

Check the handover status of the tower, whether the pink book has been issued, and the maintenance and management fees. If you plan to rent the unit out, ask local agents how many similar units are currently listed in the same tower – supply is large, so pricing and furnishing make a real difference.

Renting at Vinhomes Grand Park

Rents are among the most affordable in any Vinhomes township in the city, which is why the area is popular with young professionals, hi-tech park staff and students. Studios and 1-bedroom units turn over quickly; 2-bedroom units suit small families. Leases of 6–12 months with a one- or two-month deposit are common.

Pros and cons

  • Pros: huge park, full amenities, newer buildings, prices well below central districts, strong demand from hi-tech park workers.
  • Cons: long commute to District 1, very large supply of similar units, some zones still under construction.

If you prefer to be closer to the centre, compare it with Masteri Thao Dien or New City Thu Thiem. If you want a newer, larger township on the other side of the city, take a look at Vinhomes Saigon Park.

Choosing the right zone

Because the township is so large, the zone you choose shapes daily life more than the brand on the gate. A few practical rules of thumb from people who live there:

  • If you rely on public transport, pick a tower close to the main VinBus stops and Vincom Mega Mall – Glory Heights and parts of The Rainbow are convenient.
  • If you work from home, look at towers facing the central park or internal gardens rather than the main boulevards, which carry construction traffic.
  • Families with young children often prefer The Origami for its quieter gardens and shorter walk to school.
  • If finish quality is your priority, compare Masteri Centre Point and Lumiere Boulevard – they cost more, but common areas and fittings are a step up.

What the next few years may bring

The east of Ho Chi Minh City is where much of the city’s new infrastructure is being built. Ring Road 3 is progressing, Long Thanh International Airport is due to open in phases, and the metro network is expected to expand over time. None of these projects changes the commute overnight, but together they make the area better connected each year.

Inside the township, remaining plots are still being built out. That means more shops and services – but also more units competing for tenants. Buyers who plan to rent out should think about what will make their unit stand out: a good view, quality furniture, a reliable property manager and a realistic asking rent.

Our viewing checklist

  • Walk from the tower to the nearest bus stop and to Vincom Mega Mall to check real distances.
  • Ask whether construction is planned on neighbouring plots.
  • Check the direction of the balcony – west-facing units can be very warm in the afternoon.
  • Confirm management fees and parking costs for cars and motorbikes.
