Amenities
Sun Thanh Da is the name buyers increasingly use for the Binh Quoi – Thanh Da New Urban Area, a planned development of about 423.6 hectares on the Thanh Da peninsula, Binh Quoi Ward, Ho Chi Minh City. A consortium led by Sun Group has been approved as investor, with total investment reported at roughly US$3.7 billion (close to VND 100 trillion). The plan provides for about 25,500 homes along a long stretch of Saigon River frontage, only a few kilometres from District 1 – which is why a site left in limbo for more than 30 years is suddenly one of the most watched addresses in the city.

A peninsula with a long story
The Thanh Da peninsula is formed by a tight loop of the Saigon River and the Thanh Da canal. Ho Chi Minh City has wanted to turn it into a modern riverside district since the early 1990s, and several investors came and went over the years. Meanwhile, the land stayed mostly low-rise housing, fish ponds, gardens and the old Binh Quoi tourist village – a green pocket remarkably close to the centre, but with poor infrastructure and frequent tidal flooding.
The approval of a Sun Group-led consortium marks the first time in decades that the project has a developer with the financial strength to deliver at this scale. The city has also started the compensation and resettlement process, a necessary first step before any construction.
Location: closer to the centre than it looks
On a map, Thanh Da looks isolated because it is surrounded by water. In reality it is very close to everything: about 5–7 km from Ben Thanh Market, next to Binh Trieu Bridge and Kha Van Can Street, and directly across the river from Thao Dien and Hiep Binh. Once proper bridges are built, it will be one of the most central large plots of land left in the city.
What the plan includes
Published information about the master plan points to a riverside city with strong emphasis on water and green space:
- Long continuous Saigon River frontage with promenades and riverside parks
- Large park and landscape zones, lakes and canals inside the peninsula
- Mixed-use commercial hubs with offices, retail and hospitality
- About 25,500 homes, from apartments to low-rise housing, plus a social housing component
- A network of new bridges – media have reported around 15 connections – and a tunnel beneath an internal lake to link the peninsula with surrounding districts
Sun Group is known for landmark tourism and entertainment projects in Phu Quoc, Da Nang, Ha Long and Sa Pa, so many observers expect a strong leisure and hospitality element here too. Until detailed designs are approved, though, any specific attraction or tower should be treated as speculation.
What buyers should know right now
This is the most important part of the page. As of now, there are no official sales of homes in the project. The project is at the stage of compensation, resettlement and detailed planning. That means:
- Be very cautious about anyone offering “priority bookings”, deposits or reservations for Sun Thanh Da units. Ask for written proof that the seller is authorised by the investor and that the project is legally allowed to take deposits.
- Land plots currently on the peninsula are subject to the project’s compensation process. Buying them speculatively carries legal risk.
- Prices for future homes have not been announced. Any figures you see online are guesses.
The safest approach is to follow official announcements from the investor and city authorities, and register interest with reputable agencies without paying money until the project is legally ready for sale.
Why the project matters for the wider market
A large, well-funded riverside district this close to District 1 would add a new tier of supply to the city’s premium market and change how people see the north side of the centre. Neighbouring areas – Binh Thanh, Thao Dien, Hiep Binh and the Nguyen Huu Canh river strip – are likely to feel the effect as infrastructure improves. Owners in established projects such as Vinhomes Central Park and Masteri Thao Dien are watching closely for that reason.
Alternatives while you wait
If you want a riverside home near the centre now, rather than in several years, consider completed projects such as Saigon Pearl, Sunwah Pearl or The River Thu Thiem. If you want to buy into a large township at an early stage, Sun Group’s other Ho Chi Minh City project in Thu Thiem and the new Vinhomes townships are already selling.
Flooding and engineering
Anyone who has visited Thanh Da during a king tide knows the low-lying peninsula floods easily. Any serious development here has to raise ground levels, build riverbanks and embankments, and manage stormwater through lakes and canals. The emphasis on water features in the published plan is not only about looks – lakes and canals also act as storage during heavy rain and high tides. Buyers should, when sales eventually open, ask how the design handles flood risk for their specific zone.
What happens to current residents
Thousands of households live on the peninsula today. The city’s compensation and resettlement programme determines how and when they move, and the social housing component of the plan is partly intended to support this. It is a sensitive, multi-year process, and its pace will largely decide when construction can start.
Timeline: a realistic view
- Now: investor approved, compensation and resettlement under way, detailed planning in progress.
- Next: site clearance, infrastructure (embankments, roads, bridges) and the first construction permits.
- Later: official launch of homes in phases, followed by construction and handover.
Projects of this size typically take many years from approval to the first residents moving in. We will update this page as official milestones are announced.
Frequently asked questions
What is Sun Thanh Da?
Sun Thanh Da is the popular name for the Binh Quoi – Thanh Da New Urban Area, a planned 423.6-ha riverside development on the Thanh Da peninsula, Binh Quoi Ward, Ho Chi Minh City, with a Sun Group-led consortium as investor.
How many homes are planned at Binh Quoi – Thanh Da?
About 25,500 homes, including a social housing component.
Can I buy an apartment at Sun Thanh Da now?
No official sales have opened. The project is at the compensation, resettlement and planning stage, so be cautious of anyone taking deposits.
How far is Thanh Da from District 1?
About 5–7 km from Ben Thanh Market, close to Binh Trieu Bridge and across the river from Thao Dien.
How much is the Binh Quoi – Thanh Da project worth?
Total investment has been reported at about US$3.7 billion, close to VND 100 trillion.
Why was the Thanh Da project delayed for so long?
The plan has existed since the early 1990s, but earlier investors did not proceed. Compensation, infrastructure and flood control on a peninsula surrounded by water made the project complex and costly.
