Sunwah Pearl is a modern riverside residence at 90 Nguyen Huu Canh Street, Thanh My Tay Ward, Ho Chi Minh City. It was developed by Bay Water Co., Ltd., part of Hong Kong-based Sunwah Group, and handed over in the early 2020s. Sitting between Saigon Pearl and Vinhomes Central Park, it offers the same river address as its older neighbours but with newer buildings, higher floors and a more contemporary finish.

The strip of Nguyen Huu Canh Street between Saigon Bridge and the Thi Nghe canal has become one of the city’s best-known riverside addresses. From Sunwah Pearl you can be in the old District 1 centre in around 10–15 minutes by car, take Metro Line No. 1 from Tan Cang station, or cross Saigon Bridge to Thao Dien’s cafés and international schools. Upper floors look straight across the Saigon River to the Thu Thiem skyline, which is filling in quickly with new towers.

The neighbourhood is already complete: Vincom Center Landmark 81, Vinmec hospital and the large riverside park in Vinhomes Central Park are a short walk away, so daily life does not depend on a car.

Architecture and building quality

Sunwah Pearl was designed for the high end of the market. The towers are tall and slender, so most units get good daylight and a meaningful view – river, city or the park next door. Lobbies are hotel-style, lifts are fast, and common areas are maintained by a professional management team. Compared with buildings from ten or fifteen years ago, you can expect better soundproofing, larger windows and more modern kitchens and bathrooms.

Owners and tenants generally point to two things they like most: the feeling of space in the lobbies and amenity floors, and the quality of the view from the upper levels. The main complaint, shared with every project on this street, is peak-hour traffic.

Primary sales have finished, so buyers deal with owners on the secondary market. Because the project is newer, prices per square metre sit above Saigon Pearl and are closer to Landmark-cluster units in Vinhomes Central Park. River-facing units on high floors are the most sought after and rarely stay on the market for long.

Check the ownership documents carefully: confirm whether the pink book has been issued for the unit or whether the transfer will be made under the original sales contract, and ask the management office for the current fee balance. Foreign buyers should confirm that the foreign ownership quota for the tower has not been reached.

Renting at Sunwah Pearl

Sunwah Pearl attracts tenants who want a newer building on the river: senior managers, diplomats, and families who like being close to District 1 and Thao Dien. Most units are offered furnished on 12-month leases with a two-month deposit. Expect rents to be higher than for comparable sizes at Saigon Pearl, reflecting the newer fit-out and views.

Living there: what to expect

The residents are a mix of Vietnamese owner-occupiers and international tenants, and the community feels quieter than the township next door. Weekday mornings are calm; evenings bring people down to the pool and to the riverside paths of Vinhomes Central Park. Food delivery and ride-hailing work well thanks to the clear drop-off points at each lobby.

Is Sunwah Pearl right for you?

• Choose it if you want a newer high-rise on the river, close to District 1, without living inside a mega-township.
• Look elsewhere if you need the largest possible floor area for your budget – older Saigon Pearl usually gives more square metres per dollar – or if you would rather be on the Thu Thiem side, for example at The Metropole Thu Thiem.

Viewing tips

• Visit both a river-facing and a city-facing unit to feel the difference in light and noise.
• Ask about parking slot availability – it is often separate from the apartment.
• Test the water pressure and air-conditioning during the viewing.
• For rentals, agree in writing which furniture stays and who handles repairs.

Schools, healthcare and shopping nearby

Families living at Sunwah Pearl usually look at three options for schooling: Vinschool inside Vinhomes Central Park for a bilingual curriculum, the international schools clustered in Thao Dien across Saigon Bridge, and the established schools of District 1 and District 3. All are within a 5–20 minute drive depending on traffic, and several run school buses that stop along Nguyen Huu Canh Street.

For healthcare, Vinmec Central Park International Hospital is the closest major facility, and the private clinics of Thao Dien and District 1 are easy to reach. For shopping, Vincom Center Landmark 81 covers everything from groceries to a cinema, while the weekend markets and restaurants of Thao Dien are a short ride away.

Sunwah Pearl as an investment

From an investor’s point of view, Sunwah Pearl’s strength is scarcity. There is very little riverfront land left on this side of the river close to District 1, and new supply in the area is now concentrated in Thu Thiem, where entry prices are considerably higher. That supports both resale value and rents over the long term.

The risks are the usual ones for a premium product: rental yields are moderate rather than high, vacancy can stretch if a unit is overpriced, and furniture needs refreshing every few years to stay competitive. Investors who buy a well-located unit, furnish it with care and price it realistically tend to keep tenants for several years.
