Asking prices are often a starting point, photos can be old, and the same tower can have very different units. The ranges below come from what tenants actually sign for in the areas expats rent most, and we update them as the market moves.

Why Thu Thiem and District 1 cost the most
Thu Thiem has the newest high-end towers in the city – The Metropole, The River and Empire City – with large layouts, hotel-style lobbies and direct river views. District 1 costs the same per month but gives you less space, because you’re paying for the location.
Where you get the most for your money
Binh Thanh riverside is the sweet spot for many tenants. Vinhomes Central Park has thousands of units, so there’s always choice and competition keeps rents reasonable. Phu My Hung offers bigger layouts for the same budget, and Vinhomes Grand Park is the cheapest option for people who don’t need to be in the centre every day.
What makes one apartment more expensive than another
- View and floor. A high-floor river view can add 10–20% over a low-floor unit facing another tower.
- Furniture and finish. Recently furnished, well-designed units rent faster and for more. Old sofas and tired kitchens bring the price down.
- Building age and amenities. Newer buildings with pools, gyms and good management command a premium.
- Lease length. Owners usually give their best price for 12 months. Expect to pay more for 6 months or flexible terms.
- What’s included. A rent that includes the management fee and internet can be better value than a lower rent with everything extra.

The costs on top of rent
When you compare prices, add electricity (the biggest variable, especially with air conditioning in the hot season), water, internet if it’s not included, parking and cleaning. Our guide to renting an apartment in Ho Chi Minh City has a full table of monthly costs and who usually pays them.
How to negotiate a better rent
- Know the range for that building before you view – check similar listings in the same project.
- Offer a 12-month lease in return for a lower rent or extras.
- Ask for the management fee or internet to be included instead of a cut in rent.
- View units that have been listed for a while – owners are more flexible.
- Be ready to decide quickly. A clear, fast offer often gets a better deal than long haggling.

Frequently asked questions
How much is rent for a 1-bedroom apartment in Ho Chi Minh City?
A furnished 1-bedroom typically rents for 14–22 million VND a month in Binh Thanh, 15–25 million in Thao Dien and 17–30 million in District 1 or Thu Thiem. Vinhomes Grand Park starts around 5 million.
Are rents in Ho Chi Minh City paid in dollars?
Rents are quoted and paid in Vietnamese dong. Some owners mention a dollar equivalent for reference, but the contract and payments are in VND.
Do rents include management fees?
Often, but not always. In many expat buildings the owner pays the management fee, while electricity, water and parking are paid by the tenant. Always confirm in the lease.
When is the best time to rent in Ho Chi Minh City?
Demand rises before the school year and after Tet. Around Tet itself and in quieter months, owners with empty units are usually more flexible on price.
Can I negotiate rent in Ho Chi Minh City?
Yes. Most asking rents leave some room, especially for a 12-month lease. Asking for extras such as included internet or new furniture often works as well as asking for a lower price.
