At this stage we register your requirements: approximate area, number of floors, move-in year, parking and any special needs such as a data room or kitchen. As the developer opens pre-leasing, we bring back floor plans, rental guidance and fit-out terms so you can compare them with other Grade A options in District 1 and Thu Thiem.

Fit-out and budgeting tips

Grade A space in a brand-new tower is usually handed over in shell-and-core or warm-shell condition, so the rent is only part of the cost. Budget for interior fit-out, IT cabling, furniture and a design-and-build contractor, and allow three to four months for works after handover. Landlords often offer a rent-free fit-out period, and the length of that period is one of the most negotiable terms for early tenants of a Lotte Thu Thiem office.

It also pays to fix the service charge structure, car park allocation, signage rights and expansion options in the letter of intent. Companies that commit early can sometimes secure a right of first refusal on the neighbouring floor.
