Prices and buying

Resale listings in 2026 range from about 1.6 billion VND for a small 29 m² studio to around 5.2 billion VND for a 67 m² two-bedroom with a direct bay view, roughly 47–78 million VND per m². Some sellers advertise a pink book in hand and years of prepaid service fees. Check whether the unit is part of the hotel rental pool and what share of income the operator keeps.

Renting and holiday use

Ha Long is a weekend and holiday destination for Hanoi families, and it is busiest from late spring through summer. Units in the hotel programme are let by the night through the operator. Long-term tenants are mostly managers working in Quang Ninh’s industrial zones and tourism businesses who want a furnished flat with a view.

Pros and cons

  • Pros: beachfront with wide bay views, long-term ownership, fully furnished, established hotel operation
  • Cons: very large number of similar units, seasonal demand outside summer, compact layouts for families

Who it suits

A La Carte Ha Long Bay suits Hanoi buyers who want a holiday flat with a pink book that can earn rent through the hotel, and tenants who want a furnished place near the beach.
