Why it matters
Mountain provinces in the north-west, such as Lai Chau, Son La, Dien Bien and Cao Bang, have had very little apartment housing. Doan Ket is a test of whether apartment living can work for public servants, teachers and workers in Lai Chau’s provincial centre.
Timeline
- Phase 1 (Q4 2025 – Q3 2026): infrastructure, public facilities and block CT1
- Phase 2 (Q4 2026 – Q4 2028): blocks CT2 and CT3 and the commercial townhouses
- Operating term: 50 years
Who can buy
This is a social housing (nhà ở xã hội) project. Units can only be bought by people who meet the government’s criteria – for example income limits and not already owning a home in the province – and buyers must apply through the developer with paperwork confirmed by the authorities. Foreigners are not eligible. Social housing generally cannot be resold on the open market within five years of full payment, so it is a home to live in rather than an investment.
Pros and cons
- Pros: first affordable apartments in the province, on-site kindergarten, phased delivery
- Cons: eligibility rules, early stage, apartment living still new locally
Who Doan Ket social housing suits
The project suits public servants, teachers, healthcare workers and young families in Lai Chau who qualify for social housing.
Living in Lai Chau
Lai Chau’s provincial centre is a young, planned town in the north-west highlands, surrounded by mountains and tea hills. Summers are mild and winters can be cold, so good insulation and well-sealed windows matter more here than in the lowlands.
The town has wide streets, a central square, provincial hospital and schools, and is the starting point for trips to O Quy Ho pass and Sa Pa. Housing supply has been mostly landed houses, which makes apartment blocks a new option for young families and public servants who cannot afford land.
