Location in Dong Hoi

The project is in central Dong Hoi, a coastal city known for Nhat Le beach and as a gateway to Phong Nha – Ke Bang National Park. Schools, markets, hospitals and government offices are close by, and Dong Hoi Airport and the railway station link the city with Hanoi and Ho Chi Minh City.

Price and sizes

  • Apartments from about 35.2 m² to just over 74 m²
  • Flat price of VND 18.9 million per m² including 5% VAT
  • 2% maintenance fee charged separately
  • No floor or position coefficient applied to individual units

A 50 m² unit would therefore cost roughly VND 945 million before the maintenance fee.

Who can buy

This is a social housing (nhà ở xã hội) project. Units can only be bought by people who meet the government’s criteria – for example income limits and not already owning a home in the province – and buyers must apply through the developer with paperwork confirmed by the authorities. Foreigners are not eligible. Social housing generally cannot be resold on the open market within five years of full payment, so it is a home to live in rather than an investment.

How to apply

The first round of applications was accepted from 13 June to 14 July 2026, in person, by email, by post or through the applicant’s employer, at the developer’s office on Le Truc Street in Dong Hoi. Watch for later rounds announced by the Quang Tri Department of Construction.

Pros and cons

  • Pros: central location, transparent single price per m², affordable entry point
  • Cons: eligibility requirements, completion not until end-2027, resale restrictions

Who Dong Hoi Central Social Housing suits

Dong Hoi Central Social Housing suits public servants, workers and young families in Dong Hoi who meet the social housing criteria and want a new apartment in the city centre.

Living in Dong Hoi

Dong Hoi is a compact coastal city on the Nhat Le River with long beaches, seafood restaurants and an easy pace of life. It is the main gateway to Phong Nha – Ke Bang National Park, so tourism adds jobs in hotels, restaurants and transport.

Since 2025 Dong Hoi has been part of Quang Tri province. It keeps its airport, railway station and main hospitals, and remains the largest city in the northern half of the new province, so demand for affordable homes in the centre is steady.
