Location
De Tham is Cao Bang’s new administrative and urban area. The project is next to the provincial government headquarters and conference centre, close to Vo Nguyen Giap road, with schools and services nearby.
Design
The two towers take their form from the image of the Lac Hong bird, with stepped upper floors that give the buildings a distinctive outline. Units are relatively generous for social housing at 65–77 m², which suits families.
- Landscaped walking paths and outdoor sports area
- Community spaces
- More than 6,000 m² of parking
Who can buy
This is a social housing (nhà ở xã hội) project. Units can only be bought by people who meet the government’s criteria – for example income limits and not already owning a home in the province – and buyers must apply through the developer with paperwork confirmed by the authorities. Foreigners are not eligible. Social housing generally cannot be resold on the open market within five years of full payment, so it is a home to live in rather than an investment.
The project gives priority to armed forces personnel, public servants and other groups eligible for social housing in Cao Bang. Agribank has signed agreements to finance the project and offer loans to buyers.
Pros and cons
- Pros: central new-town location, larger units than typical social housing, bank financing in place
- Cons: eligibility rules, completion in 2028, resale restrictions
Who Golden Square Cao Bang suits
Golden Square suits families in Cao Bang who qualify for social housing, including members of the armed forces and public servants working in the new administrative area.
Living in Cao Bang
Cao Bang city lies on the Bang Giang and Hien rivers, close to the Chinese border. It is the base for visits to Ban Gioc waterfall and the Non Nuoc Cao Bang UNESCO Global Geopark, which brings growing numbers of tourists.
Daily costs are lower than in big cities, but choice of modern housing has been very limited. The De Tham new urban area, where Golden Square is located, is where the province is concentrating new administrative buildings and services, so residents will be close to the main offices and new public facilities.
