Grand World Phu Quoc is an 85-hectare tourism and entertainment district at Bai Dai, Ganh Dau, in the north-west of Phu Quoc island. It was developed by Vingroup (through New Vision Co.) and opened in phases between 2020 and 2022 as part of the wider Phu Quoc United Center, next to VinWonders, Vinpearl Safari and the Corona casino resort. The district is built around a Venice-style canal with gondolas, themed streets and nightly shows. The property on sale here is mainly shophouses, mini-hotels and two condotel towers – it is a place to run a business or a guesthouse rather than a residential compound. Phu Quoc is now a special zone of An Giang province and will host APEC 2027.

Location

Grand World sits on the northern half of Bai Dai beach, about 25 minutes from Phu Quoc International Airport and roughly 30 minutes from Duong Dong town. VinWonders theme park and Vinpearl Safari are next door, and the Vinpearl resorts and golf course line the same beach. The south of the island, where Sun Group is building for APEC 2027, is about an hour away.

What you get

Most buyers here own a slice of a busy tourist street. The district’s draws include:

  • Venice-style canal with gondola rides
  • Nightly shows and the central square festivals
  • Indochine and Shanghai themed shophouse streets
  • Teddy Bear Museum and the bamboo landmark
  • Night market, restaurants and cafés

Prices and buying

Shophouse listings in 2026 mostly sit between about 7 and 19 billion VND for 84–120 m² of land with four to five floors, so roughly 80–225 million VND per m² depending on position. Units on the canal or the sea-facing square ask the most. Check whether the land is residential or commercial-service land, how long the term is, and how many shops on the same street are actually trading before you buy.

Running a business here

Footfall comes in waves: busy evenings and weekends, peak season from November to April, and quieter afternoons. Owners who do well usually run their own food, drink or retail business, or lease to an operator who does. Mini-hotels compete with thousands of new rooms opening across the island before APEC 2027.

Pros and cons

  • Pros: strong evening footfall, Vingroup ecosystem next door, close to the airport and Bai Dai beach
  • Cons: shophouses can sit empty in low season, very high prices for prime spots, much new hotel supply coming on the island

Who it suits

Grand World Phu Quoc suits buyers who want to run a restaurant, shop or small hotel in a busy tourist district, not people looking for a quiet home.
