Who can buy

This is a social housing (nhà ở xã hội) project. Units can only be bought by people who meet the government’s criteria – for example income limits and not already owning a home in the province – and buyers must apply through the developer with paperwork confirmed by the authorities. Foreigners are not eligible. Social housing generally cannot be resold on the open market within five years of full payment, so it is a home to live in rather than an investment.

Pros and cons

  • Pros: central location, clear legal milestones, compact units suited to young families
  • Cons: eligibility rules, completion in 2027, resale restrictions

Who Long Duc social housing suits

Long Duc social housing suits public servants, teachers, healthcare workers and low-income families in the Tra Vinh area who qualify for social housing.

Living in the Tra Vinh area

Tra Vinh is a quiet Mekong Delta town known for its tree-lined streets, Khmer pagodas and Ba Om pond. Tra Vinh University brings a young population, and the Duyen Hai power and port complex on the coast provides industrial jobs.

Now part of an enlarged Vinh Long province, the town keeps its own hospitals, schools and markets, and is around three hours from Ho Chi Minh City by road. New, affordable apartments in the centre are still rare, which is why social housing projects here attract many applications.
