Masteri Millennium

Masteri Millennium, usually just called Millennium, is a twin-tower apartment building at 132 Ben Van Don, on the District 4 side of the Ben Nghe canal. From the balconies you look straight across the water at Bitexco and the District 1 skyline, and the Calmette and Ong Lanh bridges put the CBD a few minutes away.

The project was developed by Thao Dien Investment, the company that later became Masterise Homes, together with Phat Dat Corporation. The two 34-storey towers were completed and handed over in 2018 and offer a mix of officetel studios and one- to three-bedroom apartments, which makes the building popular with young professionals and small companies looking for a registered office.

Location beside District 1

Ben Van Don is the canal road that faces District 1. Calmette Bridge is almost at the doorstep, so getting to Ben Thanh Market, the Bitexco area or the financial district often takes under ten minutes. Nguyen Tat Thanh and the Khanh Hoi bridge give quick access to District 7 and Thu Thiem.

Since July 2025, Ward 6 of District 4 is part of Khanh Hoi Ward. You will still see the old address on many sale contracts and pink books.

Officetels, studios and apartments

Millennium has more small units than most Masteri projects. Officetels on the lower floors can be registered as business addresses, subject to building rules, which is why many start-ups use them. Residential layouts go from one-bedroom units of about 53 m2 to three-bedroom homes of around 107 m2.

High floors facing north-west get the classic Bitexco and river view. Units on the other side look over District 4 and are usually a little cheaper. Ask which tower and stack a unit belongs to, because the same unit type can have quite different views.

Renting at Millennium

Furnished studios and one-bedroom apartments rent quickly because the location is so close to the CBD. Check whether the price includes management fees, whether you can register temporary residence at the address, and how many parking slots are available for cars.

If you plan to run a business from an officetel, confirm with the landlord and management office that business registration and signage are permitted for that specific unit.

Buying: what to check

For several years the land at 132 Ben Van Don was subject to a temporary transaction hold linked to a court case, which delayed ownership certificates. In early 2026 the hold was lifted and Phat Dat announced it had begun issuing pink books to residents. Before buying, confirm whether the specific unit already has its certificate or is still in the issuance queue, and how outstanding fees are handled.

Compare officetel and residential prices separately. Officetels are classed differently from apartments, which can affect ownership term, bank lending and resale demand.

Facilities

Residents share an infinity pool, a gym, BBQ areas and landscaped decks, plus shops and cafés in the podium. Security and reception run around the clock. Ask the management office for current booking rules and fees.
