Location

Ho Tram is the quieter end of the coast past Vung Tau, with long beaches, casuarina forest and a handful of big resorts. The Ho Tram Strip casino and golf course are a few kilometres away. Most visitors drive from Ho Chi Minh City along the new expressways, and the trip usually takes about two hours outside holiday traffic.

What you get

Villas come in garden, pool and beachfront versions with private pools and full kitchens; the resort’s hotel rooms sit in low-rise blocks near the beach. The site is planted with more than 4,000 trees, so it feels more like a garden than a complex.

Prices and buying

Villas trade on the secondary market only occasionally and at resort prices. Before you buy, ask for the land-use certificate, the remaining land term and the full rental-programme contract, including owner nights and fee splits.

Renting and holiday use

Nightly villa rates have been reported at roughly VND 8–45 million depending on size and season, and hotel rooms at about VND 6–10 million, which puts it among the most expensive resorts on this coast. Weekends and Vietnamese public holidays fill up fast.

Pros and cons

  • Pros: international operator, low-density layout, direct beach access, easy weekend trip from Ho Chi Minh City
  • Cons: high nightly rates, limited resale stock, Ho Tram is quiet with few options outside the resorts

Who it suits

Families and groups who want a full-service beach weekend near Saigon, and buyers looking for a branded holiday villa they can rent out.
