The Grand Manhattan is a three-tower apartment and retail complex by Novaland at 100 Co Giang Street, on the corner of Co Giang and Co Bac streets in the southern part of District 1 (now Cau Ong Lanh Ward). It shares the 1.4-hectare former Co Giang housing estate with Novaland’s earlier Soho Residence building.

Launched in 2018, the project stalled during Novaland’s financial troubles and restarted in 2023 under a deal with TPBank and contractor Ricons. All three towers (A1, A2, A3) have now topped out, and Novaland has said first handovers will begin from the third quarter of 2026. In 2025 the city confirmed the land-use fee obligations, opening the way to pink books.

Location

Co Giang is a quiet residential street a few blocks from Ben Thanh Market, the September 23 Park and Bui Vien backpacker street. Vo Van Kiet Avenue runs along the canal just south of the site, giving fast access to District 5 and west, and to Thu Thiem via the tunnel.

Project history

The site was a 1960s housing block that the city slated for redevelopment. Novaland built Soho Residence first, then started The Grand Manhattan in 2018. Work slowed in 2022–2023, resumed after the 2023 financing agreement, and the final tower topped out in 2025. Novaland reports that roughly 70% of units have been sold and planned to reopen sales of the remaining stock in 2026.

Buying or renting here

Most stock is still in the hands of first buyers, so early supply will come from resale contracts rather than finished units with pink books. Check the contract status carefully. For a finished building nearby, look at The Tresor or Saigon Royal across the canal in District 4.

  • Ask for the updated payment schedule and confirmed handover date for your tower.
  • Check whether your unit is in the batch eligible for pink books.
  • Verify any transfer (resale) of a sales contract is notarised and registered with the developer.

Information comes from Novaland disclosures reported by The Leader, The Investor, Bao Dau Tu, Cafeland and Thoi bao Tai chinh, and contract news from Bao Dau Thau, checked on 2 November 2026. Details may change before handover.
