Prices and buying
Villas are among the most expensive homes in Long Bien – recent listings have mostly started from around VND 25 billion and rise well above VND 60 billion for large lakeside plots. Check the land-use certificate and whether the villa has been modified beyond the approved design.
Renting and holiday use
Whole villas are widely rented to families and expats, typically from the low tens of millions of VND a month for smaller homes to much higher for furnished lakeside villas.
Pros and cons
- Pros: mature, green township with schools and malls, large villas, strong expat community, secure
- Cons: east of the river, so commutes to the west of Hanoi are long, high prices, traffic at the gates at rush hour
Who it suits
Families who want a house and garden in a secure township, and expats working on the east side of Hanoi.
