Thu Thiem vs District 7 Phu My Hung for expat families

In short: in the Thu Thiem vs District 7 question, Thu Thiem wins on commute and modern apartments – it’s 10–15 minutes from District 1 with brand-new river-view towers – while District 7’s Phu My Hung wins on value, walkable green streets and an established family community, with 2-bedrooms around 17–30 million VND a month against 28–50 million in Thu Thiem. Families working in the centre usually prefer Thu Thiem; families working in the south or on a tighter budget usually prefer Phu My Hung.

These are the two areas expat families ask us to compare most often. Both are planned, both are calmer than the centre, and both have good schools nearby. The difference is mostly in commute, budget and how established the neighbourhood feels.

Name check: since July 2025, Thu Thiem is in An Khanh Ward and Phu My Hung is in Tan My Ward. We still use “District 7” here because that’s what most people search for.

Commute

This is the biggest difference. Thu Thiem sits directly across the river from District 1, linked by the tunnel and two bridges, so most of it is 10–15 minutes from the centre outside rush hour. Phu My Hung is further south, typically 25–40 minutes to District 1 via Nguyen Van Linh and Nguyen Huu Tho, and longer in peak traffic. If one parent commutes to District 1 every day, that’s an hour a day back.

Phu My Hung gives noticeably more for the money, and older buildings there often have generous layouts. Thu Thiem’s towers – such as The Metropole and The River – are newer, with better views and finishes.

Schools

  • Thu Thiem: the Australian International School has a Thu Thiem campus, and the big international schools of Thao Dien and An Phu are a short drive away.
  • Phu My Hung: Saigon South International School and the Canadian International School are here, along with schools serving Korean, Japanese and Taiwanese families.

Our tip: choose the school first, then check which areas its bus covers. Many families end up living within 15 minutes of school rather than near the office.

Daily life and community

Phu My Hung feels finished. Streets are clean, footpaths are wide, there are parks and lakes to walk around, and malls such as Crescent Mall and SC VivoCity are nearby. FV Hospital is close by. The Korean and Japanese communities are large, with restaurants and grocery stores to match.

Thu Thiem feels newer and quieter. Many daily needs are inside the towers, and the area is still growing, with parks along the river and new shops around Sala. For cafés and nightlife, residents usually head to Thao Dien or District 1.
