Gladia Heights is a new riverside apartment project on Vo Chi Cong Street in the east of Ho Chi Minh City, developed by Khang Dien together with Singapore’s Keppel. Sitting within a 60-hectare urban cluster bordered by rivers on three sides, right next to the Thu Thiem area, it has 616 apartments and 23 commercial units in three towers. Its first launch on 1 August 2026 was one of the strongest of the year: around 500 apartments in two towers were released and more than 90% were booked during the event, with a total transaction value of almost VND 4,000 billion.

Who is behind Gladia Heights

Khang Dien is one of the most established residential developers in the east of the city, known for low-rise estates and well-managed apartment projects in the former District 9 and District 2. Keppel is a Singapore group with a long track record in Vietnam, including the Saigon Centre and Estella Heights. The partnership first delivered Gladia by the Waters, a collection of villas and townhouses in the same cluster that sold 226 units. Gladia Heights is the high-rise chapter of the same neighbourhood.

Location: Vo Chi Cong and the Thu Thiem edge

Vo Chi Cong Street is the main north–south route on the eastern side of Thu Thiem, linking the Thu Thiem area with the Phu Huu bridge and the eastern districts. From Gladia Heights, the developers estimate about 15 minutes to Ba Son Bridge and about 20 minutes to Ben Thanh Market. The site itself is surrounded by water on three sides, which gives long open views and keeps the neighbourhood greener and cooler than inland plots.

Within a short drive are the international schools and restaurants of An Phu and Thao Dien, the new offices and parks of Thu Thiem, and the Mai Chi Tho corridor that leads to the Saigon River Tunnel and the Long Thanh airport expressway.

Master plan and amenities

Gladia Heights is designed as part of a complete neighbourhood rather than a stand-alone tower. Residents get more than 60 internal amenities, plus access to the wider cluster’s schools, healthcare, shopping, parks, squares and riverside spaces. Expect the familiar elements of a modern premium project – pools, gyms, children’s areas, landscaped gardens and riverside walking paths – organised so that each tower has its own quieter spaces.

Apartment types

The 616 apartments come in a range of sizes for couples, families and investors, with 23 commercial units at ground level serving residents. The official mix and floor plans are available from the developer; ask specifically for the view orientation of each unit, as river-facing units are limited and priced accordingly.

Prices and payment terms

The developers have not published a public price list in the media, but the launch figures give a sense of scale: almost VND 4,000 billion for around 500 units suggests an average of roughly VND 8 billion per apartment. Reference prices on major listing portals in Q3 2026 put the project in the region of VND 80+ million per m², in line with other new premium launches on Vo Chi Cong Street.

Payment terms at launch were designed to lower the entry barrier:

  • Sign the sales contract after paying 10% of the unit value
  • Mortgages from several banks including VietinBank, BIDV, Vietcombank, MB, OCB and Standard Chartered
  • Interest support from the developer for up to 24 months on loans of up to 75% of the unit value

Always ask for the current policy: launch incentives often change between releases.

Legal status

For many buyers, the legal position is the most reassuring part of Gladia Heights. The project has its land use right certificate, written confirmation from the Ho Chi Minh City Department of Construction that it is eligible to sell homes to be built in the future, and a completion guarantee from VietinBank. It is also one of the few projects in the developers’ portfolio that foreign individuals and organisations can buy.

Who should consider Gladia Heights?

  • Families who want a new apartment close to Thu Thiem without paying riverfront Thu Thiem prices
  • Expats and foreign investors looking for a legally clear project with foreign ownership available
  • Investors who value developer reputation and a strong launch absorption rate

Buyer checklist

  • Ask which tower and phase is currently on sale and the expected handover date.
  • Check the handover standard (finishes, appliances, air-conditioning).
  • Compare the river-view premium against inland views.
  • Confirm management fees and parking allocation.
  • Foreign buyers: confirm the remaining foreign quota in your tower.

Living in the area

The neighbourhood around this stretch of Vo Chi Cong is still taking shape, which is both its appeal and its main caveat. Today, residents rely on a short drive to An Phu, Thao Dien or the Mai Chi Tho corridor for supermarkets, international schools and restaurants. As the 60-hectare cluster fills in with its own schools, shops and parks – and as neighbouring projects complete – more of daily life will happen within walking distance.

The water around the site is a real asset. Riverside paths and open views make the area feel calmer than the busy arteries of the old District 2, and evenings by the water are noticeably cooler than in the inner city.

Investment perspective

The east of Ho Chi Minh City continues to receive the bulk of new infrastructure: Ring Road 2 and Ring Road 3 upgrades, the Long Thanh airport expressway and new bridges over the Saigon and Dong Nai rivers. Projects on Vo Chi Cong benefit directly. A strong launch absorption rate and a clear legal file are good signs, but returns will still depend on buying the right unit at the right price and holding through handover.
