Construction started on 6 August 2026, sales followed from September, and the apartments are scheduled for handover in Q4 2028. With a building density of only around 30% and a regulating lake of more than 2,400 m², it is positioned as a green, low-density alternative in a fast-growing corridor.

MIK Group and the Imperia line

MIK Group built its name in the north with the Imperia series of apartments, and has been expanding into the south with large projects including Imperia Green Paradise in Can Gio. Imperia Sensa Park is part of the group’s push into high-rise products in Ho Chi Minh City, using a team of well-known partners: Ricons as main contractor, Singapore’s studioMilou for architecture and landscape, ONG&ONG for interiors and CORE as supervision consultant.

Location: Vo Chi Cong and Lien Phuong

The project fronts Vo Chi Cong Street, which connects directly to Lien Phuong Road – a key route through the former District 9 that links to the Mai Chi Tho corridor, the Long Thanh airport expressway and Ring Road 2. The developer estimates under 20 minutes to the city core in normal traffic, with reasonable access to both Tan Son Nhat and, once open, Long Thanh International Airport.

Phuoc Long is a residential area that has developed quickly over the past decade, with schools, markets and services already in place. Thu Thiem, An Phu and the new Vo Chi Cong projects such as Gladia Heights are a short drive away.

Green, low-density master plan

The most distinctive feature of Imperia Sensa Park is how much land is left open. With building density around 30%, most of the 5 hectares is given to landscape, water and walking routes. The plan uses layered zoning – public amenities, shared landscaped areas and private residential zones are clearly separated – so that residents have quiet spaces even in a community of over a thousand homes.

  • A regulating lake of more than 2,400 m² that also helps with drainage during heavy rain
  • Two water frontages along the Rach Chiec river and the Mot Tan canal
  • Landscaped gardens and walking routes between the towers and the low-rise zone
  • Clubhouse and shared amenities for both apartment and villa residents

Apartments and low-rise homes

The two towers hold 922 apartments, with a generous ceiling height of 2.9 metres – higher than many mid-range projects – which makes rooms feel brighter and more spacious. Alongside them, 93 villas and townhouses form a low-rise zone for buyers who want a house with a garden in a managed community. Ask the sales team for the full unit mix, sizes and floor plans; layouts vary between the towers and the low-rise collection.

Prices

MIK Group has not released a public price list through the media. Reference prices on major listing portals in Q3 2026 placed the apartments at roughly VND 85–90 million per m², in the same band as other new premium launches on Vo Chi Cong Street. Treat this as an indication only and ask for the developer’s current price list, payment schedule and bank support.

Construction timeline

  • August 2026: groundbreaking ceremony
  • September 2026: sales launch
  • Q4 2028: scheduled handover of apartments

A two-year build for the towers is ambitious but realistic with an experienced contractor. Buyers should still read the contract carefully for handover dates and penalties for delay.

Who is it for?

  • Families looking for a green, low-density setting in the east with a reasonable commute to the centre
  • Buyers who want a villa or townhouse in a managed community rather than a stand-alone house
  • Investors who are comfortable with an off-plan purchase and a 2028 handover

Buyer checklist

  • Confirm the project’s eligibility to sell future homes and the bank guarantee.
  • Ask for the payment schedule linked to construction milestones.
  • Check which units face the river, the canal or the lake – views will differ a lot.
  • Compare total cost including any loan interest after support periods end.
  • Visit the area at peak hours to judge the route via Lien Phuong and Vo Chi Cong.

Daily life in Phuoc Long

Phuoc Long is a lived-in neighbourhood rather than a new frontier. Local markets, street food, pharmacies, schools and small shops line the roads around Do Xuan Hop and Lien Phuong, and new cafés open every month. That matters for early residents of a new project: you will not be waiting years for basic services to arrive.

At the same time, traffic on the main connectors can be heavy at peak times, especially where construction is under way. Residents tend to plan around this with flexible working hours, and the ongoing road upgrades in the area should ease congestion over time.

Buying off-plan: a short guide

Imperia Sensa Park is sold off-plan, so you are buying a home that will be completed later. Payments usually follow construction milestones. Protect yourself by checking the bank guarantee, keeping all receipts and contract annexes, and following site progress yourself rather than relying only on marketing updates. If you plan to resell before handover, ask about the rules and fees for transferring the sales contract.

Apartment or low-rise?

The apartments offer a lower entry price, shared amenities and less maintenance. The 93 villas and townhouses offer land, privacy and more space, but come with higher prices and fit-out costs. Families who want a garden but still want security and landscaping managed for them often find the low-rise collection the best of both worlds.
