Eaton Park is Gamuda Land’s high-rise project on Mai Chi Tho Boulevard, in the An Phu area of An Khanh Ward – the eastern gateway to central Ho Chi Minh City. On about 3.7 hectares, six towers of 29 to 39 floors hold 2,052 homes and commercial units. All three sales launches sold around 90% of their inventory within hours, and the rest sold out within a month. In August 2026 the last two towers, Cove and Lagoon, topped out, completing the structure of all six towers; handover is targeted from Q3 2027.

Why Eaton Park sold so fast

Three things came together. First, the location: Mai Chi Tho Boulevard is the main route from the Saigon River Tunnel and Thu Thiem to the eastern districts and the Long Thanh airport expressway, and An Phu is already a mature neighbourhood with international schools and services. Second, the developer: Gamuda Land’s Celadon City built a strong reputation for green planning and reliable delivery. Third, the product: a biophilic design with views over a green canal or towards the city centre, more than 100 amenities and imported appliances in every unit. The project collected six awards at the Vietnam Property Awards and two at the Asia Property Awards in 2024.

Location: Mai Chi Tho and An Phu

  • A few minutes to Thu Thiem and, through the Saigon River Tunnel, to District 1
  • Close to the international schools, cafés and supermarkets of An Phu and Thao Dien
  • Metro Line No. 1 runs along Hanoi Highway nearby, connecting to Ben Thanh and Suoi Tien
  • Direct access to the Ho Chi Minh City – Long Thanh – Dau Giay Expressway towards the future Long Thanh airport

Neighbouring projects include New City Thu Thiem on the same boulevard and the riverside towers of The Metropole Thu Thiem and The River Thu Thiem closer to the river.

Design and construction quality

Eaton Park follows Gamuda Land’s biophilic approach, with planting, water and natural materials built into the towers and podium. Units look either over a green canal or towards the city centre. Coteccons has worked around the clock since March 2024, and with the structure complete, the project has moved into interior fit-out, landscaping and amenity works. Gamuda Land applies its own quality assurance standard, GQUAS, during this phase.

Product mix

  • 1-, 2- and 3-bedroom apartments for professionals and families
  • Duplexes and penthouses on upper floors
  • A riverside retail podium and shophouses serving residents and the neighbourhood

All apartments come with imported appliances from international brands. Ask the seller for the exact handover specification of the unit you are considering.

Amenities

More than 100 internal amenities are spread across the podium, gardens and towers – pools, gyms, children’s areas, landscaped gardens and community spaces – plus the retail podium at ground level. For a 3.7-hectare site, it is one of the densest amenity offers in the area.

Buying at Eaton Park today

Because all primary inventory has been sold, buyers now purchase from early buyers by transferring the sales contract (often called buying “with a premium” or chênh lệch). This is common for sold-out projects before handover, but it needs care:

  • Verify the original sales contract and payment history with the developer.
  • Understand the transfer procedure, fees and who pays the remaining instalments.
  • Compare the premium being asked against similar units in the same tower and view.
  • Confirm the handover standard and the expected handover date for that tower.
  • Foreign buyers should check the foreign ownership quota for the tower.

Renting at Eaton Park

From handover in 2027, Eaton Park is expected to attract tenants from Thu Thiem offices, the An Phu and Thao Dien expat community and professionals commuting to District 1. Investors should plan for a competitive first year, as many units will reach the rental market at once; good furniture and realistic pricing will matter.

Who is it for?

  • Families who want a new home in An Phu with international schools nearby
  • Professionals working in Thu Thiem or District 1
  • Investors who prefer a developer with a strong delivery record and are comfortable buying a transferred contract

Living in An Phu

An Phu has quietly become one of the most practical neighbourhoods in the east. It sits between Thao Dien’s cafés and international schools, the new offices of Thu Thiem and the shopping centres along Mai Chi Tho and Hanoi Highway. Families appreciate that school runs, groceries and weekend activities can all be done within a 10-minute radius; professionals like the short trip through the tunnel to District 1.

Mai Chi Tho itself is a wide, busy boulevard. Units facing the internal canal and gardens will be quieter than those facing the main road – worth considering when you compare transfer offers.

Eaton Park and Celadon City: the Gamuda approach

Gamuda Land’s first big project in Ho Chi Minh City, Celadon City in Tan Phu, set out ideas that now appear in Eaton Park: large shared green spaces, a strong focus on landscape and water, and a managed community with many amenities. Eaton Park applies these ideas on a smaller, high-rise site in a more central location. Buyers familiar with Celadon City often cite it as the reason they trusted Eaton Park off-plan.

Timeline at a glance

  • March 2024: construction starts
  • 2024–2025: three sales launches, all sold out
  • August 2026: final towers Cove and Lagoon top out; all six structures complete
  • From Q3 2027: targeted handover

What to expect at handover

When a large project hands over, the first months are busy: fit-out works, furniture deliveries and many new residents moving in at once. Plan your own interior work early, coordinate with building management on working hours and lift bookings, and inspect your unit carefully at handover, noting any defects in writing so they are fixed under warranty.
