AB Central Square Nha Trang

AB Central Square (A&B Central Square) is a sea-front complex at 44 Tran Phu Street in central Nha Trang, facing the Tram Huong Tower and the city’s main square. It was developed by A&B Group and built by Unicons, with frontage on Tran Phu, Hung Vuong and Le Thanh Ton streets.

Above a four-floor shopping centre of about 13,000 m², the tower holds 484 hotel apartments (condotel units) that are operated as the Hyatt Regency Nha Trang. Owners buy a unit and usually place it in the hotel rental programme, receiving a share of income rather than living in it full time. Almost every unit looks directly over Nha Trang Bay.

Tran Phu is Nha Trang’s beachfront boulevard. The beach, the Tram Huong Tower and the 2/4 Square are across the road, and the restaurants and bars of the tourist quarter are within walking distance. Cam Ranh International Airport is about 35–45 minutes away by car.

How condotel ownership works

Units at AB Central Square are hotel apartments on commercial-service land, not residential apartments. Ownership is normally for a fixed term rather than permanent, and use is governed by the hotel management agreement. Some resale listings advertise fixed annual returns; read the contract terms carefully, as guarantees depend on the operator and the developer.

Buying checks

• Read the hotel rental programme contract: revenue share, fees, owner’s nights and exit terms.
• Confirm the land use term and the type of certificate issued for the unit.
• Check whether the advertised return is a guarantee in the contract or only a projection.
• Foreign buyers should ask a lawyer about ownership rules for condotel units.
