Da Nang Times Square is a four-tower complex by Kim Long Nam JSC on the corner of Vo Nguyen Giap and Pham Van Dong streets, directly across from My Khe beach and East Sea Park, where the Da Nang fireworks festival takes place. The first phase, towers CT3 and CT7, is sold under the name FUTA Residence, developed with FUTA Land, and has 560 apartments; the CT1 and CT2 twin towers, among the tallest in the city, are being completed next. The project started out as a condotel scheme, and in May 2023 the city allowed the land to be converted to residential use, with a land-use term running to 30 March 2056.

Location

This is one of the most visible corners in Da Nang: the beach is across the road, East Sea Park and the fireworks stands are opposite, and the Dragon Bridge and city centre are about five minutes away. Restaurants, cafés and seafood places line Vo Nguyen Giap and the streets behind it. The airport is around 15 minutes by car.

What you get

Apartments are sold fully furnished, and the towers look straight out over the sea. The complex is planned with:

  • Swimming pools and sky decks
  • Gym and spa
  • Shopping and dining podium
  • Hotel services in parts of the complex
  • Front-row views of the fireworks festival

Prices and buying

Asking prices have ranged from around 60 million VND per m² for small one-bedroom units in the first towers up to about 140 million VND per m² for corner sea-view units in newer releases. Some ads describe the title as permanent, but the city’s decision sets the land-use term to 2056, so read the certificate carefully. Ask which tower the unit is in, the handover date for that tower, and whether a bank guarantee covers your payments.

Renting at Times Square

A sea-view flat on My Khe with the fireworks in front is an easy sell for holiday lets, and Korean visitors in particular keep demand high for most of the year. Long-term tenants include expats who want to live on the beach rather than in the city centre.

Pros and cons

  • Pros: front-row My Khe beach views, landmark corner location, furnished units, strong holiday rental demand
  • Cons: land term to 2056 rather than open-ended, long construction history, busy junction during events

Who it suits

Da Nang Times Square suits buyers who want a beachfront flat for holiday letting or a second home, and who are comfortable with a land-use term to 2056.
