Ha Tinh Heritage, often called Mipec Ha Tinh, is an urban area developed by Military Petrochemical JSC (MIPEC) on the western edge of Ha Tinh city, spanning the former Thach Trung Ward and Thach Ha town near the Cay River. Total investment is about VND 1,958 billion.

The plan mixes low-rise and high-rise housing: villas, shophouses and house plots, low-rise social housing, five social housing apartment towers and two mixed-use towers. Sales of apartments in tower HH1 started in 2026 with 144 units.

Location

The site lies west of central Ha Tinh along the Cay River, close to the new Ngo Quyen Street extension that is planned to link with the North–South expressway. It is a quieter, greener edge of the city, about 10 minutes’ drive from the provincial offices.

What is being built

Ha Tinh’s People’s Committee approved MIPEC as investor in May 2023 and handed over about 14 hectares of land for phase 1 at the end of 2024. Alongside the housing, the plan includes shops, a commercial centre and public spaces. Expect construction on site for several more years.

Who it suits

The mixed-use towers suit local families and professionals who want a new building with modern management. The social housing towers are only for eligible buyers under the housing law, with income and residency conditions.

Buying checks

  • Confirm whether the tower is commercial or social housing; the rules are very different.
  • Ask for the notice that the tower is eligible for off-plan sales and for the bank guarantee.
  • Check the handover date and penalties for delay in the contract.
  • Foreign buyers cannot buy social housing and should check eligibility for the commercial towers.
