Hiyori Aqua Tower

Hiyori Aqua Tower (legal name: Chung cư Tháp Đại Dương, or Ocean Tower) is the second Da Nang project from the Japanese team behind Hiyori Garden Tower. It stands on a 1,850 m² plot at Lot 3, A2-1 on Le Duc Tho Street in the Son Tra area, about five minutes’ walk from the beach and at the foot of Son Tra mountain. The building has 25 floors above ground, two basements and 202 apartments from 44.4 m² to 163.2 m², from one to three bedrooms. The Da Nang Department of Construction confirmed in January 2026 that the off-plan units can be sold.

Location in Son Tra

Le Duc Tho is a quieter street close to the northern end of the Son Tra beachfront, near Man Thai and Tho Quang. The beach is less than 400 m away, the fishing village and seafood restaurants of Man Thai are close by, and the Son Tra peninsula with Linh Ung Pagoda is a short drive up the coast. The Dragon Bridge and city centre are about 10 minutes by car.

Many units face either the sea or Son Tra mountain. Two-bedroom apartments of around 57–66 m² make up a large share of the stock.

Prices and buying

Asking prices in 2026 for two-bedroom units have been roughly 3.4–4.5 billion VND, or about 60–65 million VND per m², including VAT. That is well below the newer riverside towers in the centre. Foreigners can buy within the 30% quota; ask the official distributor for the payment schedule, the expected handover date and the sample contract before you sign.

Rental outlook

The Son Tra beach strip is popular with Korean families and digital nomads who want to be near the sea without the noise of the main tourist stretch. Once the tower is handed over, furnished one- and two-bedroom units should appeal to both monthly tenants and holiday renters.

• Pros: walking distance to the beach, Japanese developer with a finished track record in Da Nang, long-term ownership, lower entry price than central towers
• Cons: still off-plan, so you carry construction risk, quieter area with fewer shops than the centre, small building with limited facilities
