Irista Hill Sapa is a 13-floor apartment tower with one basement on Dien Bien Phu Street in central Sa Pa, Lao Cai. Developed by BVB JSC, a member of BB Group, it has 181 apartments of one to three bedrooms plus 9 shops. The tower is Block A of a larger housing site in the North-West reserve area, where other blocks are social housing. Its main selling point is the view: from the upper floors you can see the town, Ham Rong mountain and the Muong Hoa valley towards Fansipan.

Location in Sa Pa

The tower sits on high ground close to the town centre: Sa Pa lake, the night market, the stone church, the bus station and local schools are all within a short distance. The Noi Bai – Lao Cai expressway and the road up from Lao Cai city bring Hanoi within about five to six hours.

Apartments

  • 68 one-bedroom units of 44.6–47.6 m²
  • 79 two-bedroom units of 61.2–65.4 m²
  • 34 three-bedroom units of 70.8–74.3 m²

Interiors take a bohemian style aimed at both living and holiday letting. Sa Pa has very little modern apartment stock, so the building stands out in the local market.

Amenities

  • Café and restaurant
  • Walking paths and children’s playground
  • Shops at the base of the tower

Buying at Irista Hill Sapa

Reported launch prices were about VND 1.35–1.6 billion for 1-bedroom units, VND 1.85–2.2 billion for 2-bedroom units and VND 2.35–2.7 billion for 3-bedroom units. Because the tower sits within a mixed social and commercial housing site, ask the developer for the land use term, the type of certificate buyers will receive and the expected handover date in writing.

Foreigners can buy in commercial apartment buildings within the usual limits of the 2023 Housing Law: up to 30% of the units in one building and ownership of up to 50 years, renewable once. Check that the foreign quota in the specific tower still has room before you pay a deposit.

Holiday letting

Sa Pa draws large numbers of domestic and international visitors, with busy weekends and peaks in spring and autumn. Holiday letting can work well for furnished units with views, but income is seasonal and competition from homestays and hotels is strong. Check building rules on short-stay rentals.

Pros and cons

  • Pros: rare modern apartments in central Sa Pa, mountain views, compact project
  • Cons: seasonal tourism income, long drive from Hanoi, handover timeline and tenure need checking

Who it suits

Irista Hill Sapa suits buyers who want a mountain holiday home and investors interested in tourist rentals who are comfortable with seasonal income.

Living in Sa Pa

Sa Pa sits at about 1,500 m above sea level, with cool summers, cold winters and frequent mist. The town is busy at weekends and holidays, when visitors come for the terraced fields, the Fansipan cable car and the trekking villages of Muong Hoa valley.

For full-time residents, an apartment offers a warm, manageable home compared with older guesthouses, but heating and humidity control are important. Make sure the unit has good windows, a dehumidifier and reliable hot water.
