What you get

Apartments are fully fitted with kitchens and are mostly one- and two-bedroom units; some corner two-bedroom units of around 83 m² have three balconies. The roof has a sky bar and a quiet meditation corner with sea views.

Prices and buying

At launch in 2017 two-bedroom units were offered from about VND 1.6 billion (roughly VND 30 million per m²). Recent resale listings for well-placed corner two-bedroom units have asked around VND 5.75 billion, with a separate pink book.

Renting and holiday use

Owners mostly rent short-term to weekend visitors from Ho Chi Minh City; the developer’s own model assumed weekend rates in line with four-star hotels. Long-term rents for two-bedroom units are lower and easy to find outside peak season.

Pros and cons

  • Pros: walk to Back Beach, long-term ownership with pink books, flexible to self-manage rentals, central holiday location
  • Cons: small site in a crowded, noisy block, limited shared facilities, prices rose sharply after merger news

Who it suits

Investors who want a self-managed holiday rental near Back Beach, and families looking for a weekend apartment in central Vung Tau.
