Amenities
Sun Cosmo Residence is Sun Group’s riverside compound at the foot of Tran Thi Ly Bridge in Da Nang, on the east bank of the Han River. On about 3.5 hectares it combines two apartment towers, The Panoma P1 (33 floors) and P2 (27 floors), with around 650 apartments, and a low-rise zone called The Cosmo with roughly 100 townhouses and 40-odd villas. The towers were designed by Aedas, with a façade inspired by traditional Cam Ne sedge mats, and handover began in 2025.

Location: between the river, the city and the beach
The project sits at the junction of Tran Thi Ly, Tran Hung Dao and Nguyen Van Thoai streets. Cross the bridge and you are in Hai Chau, the commercial heart of Da Nang; head east along Nguyen Van Thoai and you reach My Khe beach in a few minutes. Da Nang International Airport is roughly 2 km away, and the Dragon Bridge and the riverside fireworks venue are nearby.
For a city where most new apartments are either on the beachfront or in the suburbs, a riverside site this central is rare, which is a large part of the project’s appeal.
Apartments at The Panoma
The two Panoma towers offer studios, 1-bedroom-plus, 2- and 3-bedroom units, duplexes and a few penthouses. Most units have floor-to-ceiling glass and a balcony facing the river, the city or the sea. Buyers could choose between a basic handover and a fully furnished option.
- Studios from about 28 m² – the most popular choice for short-term rental
- 1BR+ and 2BR units of about 48–75 m² for couples and small families
- 3BR units, duplexes and penthouses for buyers who want space and the best views
Amenities
- Infinity pool on the upper levels
- Gym, spa, sauna and steam room
- Kids club and community room
- Landscaped gardens and walking paths
- Shophouses in the tower podium and The Cosmo zone
Outside the compound, Vincom Plaza, the Han Market, APEC Park and Sun World Asia Park are all within about ten minutes by car.
Buying at Sun Cosmo Residence
With handover under way, buyers can choose between remaining primary units from the developer and resale units from early buyers. Compare price per m² by tower, floor and view – a high-floor river view in P1 is a very different product from a low-floor city view in P2. Ask whether the unit was handed over basic or furnished, and whether the pink book has been issued.
Foreigners can buy in commercial apartment buildings within the usual limits of the 2023 Housing Law: up to 30% of the units in one building and ownership of up to 50 years, renewable once. Check that the foreign quota in the specific tower still has room before you pay a deposit.
Renting at Sun Cosmo Residence
Da Nang has strong demand for short- and long-term rentals from tourists, digital nomads and expatriates working in the city. Studios and 1-bedroom units close to the river and My Khe beach are the easiest to let. If you plan to run short-stay rentals, check the building rules first: some management boards restrict them.
Pros and cons
- Pros: rare central riverside location, close to the beach and airport, Sun Group build quality and management, good view mix
- Cons: premium pricing for Da Nang, busy junction traffic and bridge noise on lower floors, limited parking in peak tourist seasons
Who it suits
Sun Cosmo Residence suits buyers who want a city-centre apartment with river views, investors focused on rental demand from tourists and expats, and people relocating to Da Nang who want to be close to both Hai Chau and the beach.
