Location

The Marq sits in a leafy pocket of District 1 lined with French-era villas, consulates and small cafés. Ben Thanh Market, Nguyen Hue walking street and the Ben Thanh metro station are a short taxi ride away, and Tan Son Nhat Airport is usually 20–30 minutes by car.

Residents who work in District 1 can often walk or cycle to the office, while Thu Thiem is a quick drive across the Thu Thiem bridges.

Homes and finishes

Units are delivered furnished to a high specification, with imported stone in bathrooms and branded fittings. Larger homes have ceiling heights well above the city norm, and some duplex units reach almost seven metres in the living area.

Compared with newer branded projects nearby, The Marq is smaller and calmer, which appeals to tenants who want a central address without a big resort-style complex.

Renting at The Marq

Most tenants are expatriate professionals and diplomats. Rents are in the top bracket for District 1; furnished two-bedroom units are the most liquid. For comparison, see Vinhomes Central Park and The Metropole Thu Thiem across the river.

Buying checks

  • Many units already have individual pink books; ask to see the certificate for the exact unit.
  • Check the parking arrangement, as car slots may be sold or allocated separately.
  • Compare primary prices from the developer with resale prices, since developer promotions can change the real cost.
  • Foreign buyers should confirm the remaining foreign ownership quota per tower.
