Who is behind The Parkland

MIK Group has built several Imperia projects in Hanoi and is now bringing the brand into Vingroup’s Ocean City townships. NBBJ, the US practice, worked on the master design for Imperia Ocean City.

Location: Ocean Park 2

Ocean Park 2 sits just across the Hanoi – Hung Yen border, about 10 km from Hoan Kiem via Nguyen Van Linh, Ring Road 3.5 and the Thanh Tri bridge. The township already has a wave lake, Vincom Mega Mall, schools and thousands of residents in its low-rise zones.

Apartments and prices

Layouts range from one-bedroom units to three-bedroom homes, duplexes and penthouses. Listings in 2026 show a 47 m² one-bedroom-plus near 3.04 billion VND and an 80 m² three-bedroom near 4.26 billion VND, which is noticeably cheaper than new launches inside Hanoi.

Amenities

  • 3.6-ha central park – the first of its size in Ocean City
  • Pools and rooftop gardens
  • Shared access to the Ocean Park 2 lake and beach
  • Vincom Mega Mall and Vinschool nearby
  • Multi-layer landscape planning between towers

Renting at The Parkland

Ocean Park 2 is still filling up, so rental demand is thinner than in Ocean Park 1. With 5,600 new units arriving, landlords should expect competition at first; owner-occupiers will feel the benefit of a large, green, master-planned setting.

Pros and cons

Pros

  • Large central park
  • Lower prices than inner Hanoi
  • Inside an operating Vingroup township
  • International architect

Cons

  • Huge supply of ~5,600 units
  • Handover not until 2029
  • Commute into Hanoi via congested bridges

Who it suits

The Parkland suits buyers priced out of Hanoi who want a new apartment in a green, master-planned township and can wait until 2029.
