Thu Thiem Zeit River

Thu Thiem Zeit River is a luxury apartment project by the Korean group GS Engineering & Construction on lot 3.11 of the Thu Thiem new urban area, along Nguyen Co Thach Street near the foot of Thu Thiem Bridge 1. The 3.3-hectare scheme centres on two residential towers – T1 with 25 floors and T2 with 32 floors – above a low-rise commercial podium, with apartments, officetels and retail space. Construction started in late 2021 and handover began in the second quarter of 2024.

Who is behind Thu Thiem Zeit River

GS E&C is one of Korea’s largest builders and has been active in Vietnam for decades – it built parts of Metro Line 1 and develops the Zeitgeist township in Nha Be. Zeit River is its flagship luxury residential project in Thu Thiem and is managed by Xi S&D.

Location: Thu Thiem Bridge 1 and the river

The site lies between Thu Thiem Bridge 1 and the Sala urban area, with river views towards Binh Thanh and the old District 1. Nguyen Hue walking street is about five minutes away by car across the bridge or through the tunnel.

Thao Dien, the Thu Thiem central square and the planned riverside park are all close, making it one of the most central addresses on the peninsula.

Master plan and amenities

Building coverage is about 27% for the towers, with a larger podium housing shops and a high-end shopping street. Facilities include:

Apartment types

The product mix spans one- to four-bedroom apartments, duplexes and penthouses, plus officetels and retail units. Two-bedroom units of around 100 m² are large by city standards.

Prices and buying

Published price guides for 2025 put apartments at about 133–201 million VND per m². In 2026 a 100 m² two-bedroom with river views was advertised at around 23 billion VND.

Since the project is completed, you can inspect the actual unit and view before deciding – make the most of that, as views vary a lot between stacks.

Legal status and foreign ownership

The project received approval to sell off-plan before completion and is commercial housing. Vietnamese buyers get long-term ownership and foreigners 50 years within the quota.

Renting at Thu Thiem Zeit River

Zeit River appeals to expatriate tenants who want a newer building close to District 1 and Thao Dien. Large layouts and river views support premium rents, while the relatively small number of units limits competition within the project.
