Vinhomes Golden River, still called Vinhomes Ba Son by most locals, is the Vingroup riverfront development built on the old Ba Son shipyard at 2 Ton Duc Thang Street. It sits on roughly 25 hectares between the Saigon River and the Thi Nghe canal, a short walk from Nguyen Hue and Dong Khoi, and it is one of the very few places where you can live in a modern high-rise and still walk to the heart of District 1.

The apartments are spread across two residential zones. The Aqua zone has four towers (Aqua 1 to Aqua 4) at the canal mouth, and the Luxury zone has a row of Lux towers further along the river. A third zone, The Front, holds the office, hotel and serviced-apartment buildings, and there is a small cluster of riverside villas. If you are searching for a Golden River apartment, always check which zone and tower a listing is actually in, because views, finishing and monthly rents differ a lot between them.

Location: District 1 on the river

Ton Duc Thang Street runs along the western edge of the site, so you are about ten minutes on foot from Bach Dang wharf, the Opera House area and the Nguyen Hue walking street. Metro Line 1 stops at Ba Son station right next to the central square of the project, which makes it easy to get to Thao Dien, An Phu or Saigon Hi-Tech Park without dealing with traffic on the Saigon Bridge.

Since July 2025 the old Ben Nghe Ward has been merged into Sai Gon Ward. Contracts and title documents issued earlier will still show District 1 and Ben Nghe, so do not worry if the two addresses look different; just make sure the unit number and tower name match.

Towers, layouts and views

The Aqua towers are the tallest and face both the river and the Thi Nghe canal, with views towards Thu Thiem and the Vinhomes Central Park skyline. The Lux towers are a little lower and quieter, and many units look straight across the water to the Thu Thiem peninsula. Layouts range from compact one-bedrooms aimed at single professionals to large three- and four-bedroom family homes, with a limited number of duplexes and penthouses on the top floors.

When you compare units, look at the balcony direction first. River-facing apartments get the breeze and the view but also the afternoon sun; city-facing units are usually cooler and cheaper. Ask for the floor plan of the exact stack rather than a generic brochure layout.

Renting at Vinhomes Golden River

Golden River is popular with expatriates who work in the CBD because the commute is a walk or one metro stop. Most rental apartments come fully furnished, and landlords often include management fees in the rent while electricity, water and internet are paid separately. Check whether a car or motorbike parking card is included, since parking inside the basement is managed separately from the lease.

Before you sign, ask to see the landlord’s ownership certificate or sale contract, confirm who pays the building management fee, and agree a written inventory with photos. A one-year lease with a two-month deposit is common, but short or flexible terms are sometimes negotiable.

Buying and resale checks

Most homes here are resale units. Ask for the pink book (ownership certificate) or, if it has not been issued, the original sale and purchase agreement plus payment receipts from Vinhomes. Foreign buyers should confirm that the specific tower still has room within the foreign ownership quota; this is checked unit by unit, not for the whole township.

Compare prices per square metre within the same zone and similar floor range. A riverfront Aqua unit on a high floor and a city-facing Lux unit on a low floor are not like-for-like, even if they have the same bedroom count.

Facilities and daily life

Residents share landscaped gardens along the river, swimming pools, gyms and children’s play areas, with retail and food outlets in the podiums and in The Front buildings. Access rules and booking systems for pools and BBQ areas are set by the management office, so confirm current rules for the tower you choose.

For a quieter alternative with more space for the money, compare Saigon Royal across the canal in District 4, or The Nassim in Thao Dien.

Facts above are based on Vinhomes’ project page, the CBRE residential listing for the development and public building records checked on 1 November 2026. Rents, prices and fees change, so treat them as a starting point and confirm for the individual unit.

Frequently asked questions

Is Vinhomes Golden River the same as Vinhomes Ba Son?

Yes. Vinhomes Golden River is the official name; most people in Ho Chi Minh City call it Vinhomes Ba Son because it was built on the former Ba Son shipyard.

Which metro station serves Vinhomes Golden River?

Ba Son station on Metro Line 1 (Ben Thanh – Suoi Tien) is right next to the project, one stop from Ben Thanh and with direct trains to Thao Dien and An Phu.

Can foreigners buy an apartment at Vinhomes Golden River?

Eligible foreigners can usually own an apartment for 50 years, renewable, as long as the tower has not reached its foreign ownership quota. Check the quota for the exact unit before paying a deposit.

What is the new ward of Vinhomes Golden River?

After the July 2025 reorganisation the project is in Sai Gon Ward. Older documents show Ben Nghe Ward, District 1.
